name, constitute and appoint, ROSESHEL M. MANAHAN of legal age, with address of
7/F Pacific Star Bldg. Makati Avenue cor Gil Puyat Avenue, Makati City as the
company’s true and lawful attorneys-in-fact, to do, for and in my behalf, any of the
following acts and things:

1. To transact with the Land Registration Authority (LRA) Province Laguna for the
annotation of TCT 80323.

2. To claim and to receive from the Land Registration Authority (LRA), Province of
Laguna the annotated title in behalf of Metrosur Property Holdings Inc.

3. To do any act and thing following or proper to be done to accomplished the

above purpose.

HEREBY GIVING AN GRANTING unto the company’s said Attorneys-in-Fact full power
and authority to do and perform every act and thing whatsoever requisite, necessary
and proper to be done in the exercise of any of the rights and power herein granted, as
fully to all intents and purpose as it might or could lawfully do if personally present, with
power if substitution and revocation, and hereby ratifying and confirming all that is
Attorney-in-Fact or their substitute shall lawfully do or cause to be done by virtue of the
power of attorney and the rights and powers herein granted.
