1. Introduction
1.1 General
1.1.1 This Summary of Work describes the minimum requirements for the construction of the Hatch
Office Building planned for construction at 2333 Regent Street, Sudbury, ON. The scope
includes demolition and alterations of the existing warehouse as well as a new addition to
form the new office facility. The scope also includes all required site services and alterations.
1.1.2 This Summary of Work shall be read in conjunction with all documents listed as part of this
contract.
1.2 Definitions
Definition Description
Owner The final end user of the building, namely Hatch Ltd.
Consultant The company appointed by the Owner to complete and oversee the project
design and engineering, namely Hatch Ltd. and Hatch Architects Ltd.
Vendor Company contracted by the General Contractor to supply equipment or
materials components that is part of the project.
Contractor The company contracted by the Owner to be responsible for the construction
and demolition activities of the facility including all site alterations.

1.4.1 The project documentation shall be in Metric (SI) System units.

2. Scope of Work
2.1 General
2.1.1 The Contractor shall include in the scope of work all items, accessories and services that are
necessary to complete the work, but may not have been specifically mentioned herein.
2.1.2 Preparation and submission of engineered shop drawings, materials documents, equipment,
systems tests and commissioning.
2.2 Demolition Work Included (all disciplines)
2.2.1 Demolition scope at the existing warehouse shall include but not limited to the following
elements:
• Front office portion, including foundations, as noted on drawings
• Exterior wall assemblies including cladding, overhead doors, personnel doors and
windows
• Interior partitions, standalone structures and mezzanines
• Lighting, electrical, mechanical and plumbing systems
• Concrete floor cutting as per structural for new column foundations
• Concrete floor cutting as per mechanical for new under slab piping
• Structural elements pertaining to the exterior building modification, including canopies
• Exterior loading docks and ramp slabs and foundations.
2.2.2 Contractor shall secure demolition permits if required.
2.3 Construction Work Included (all disciplines)
2.3.1 The Contractor scope of work shall include supply, transportation, on site storage, installation
and coordination of sub-contractors work including but not be limited to the following:
• Site civil scope shall include the materials supply and installation of the following items:
 Site preparation and remediation
 Site grading and services
 Storm water management system
 Roads pavement

• Electrical scope shall include the equipment and services for the following items:
 New building main supply transformer (NOTE: transformer placement and
connections to be done by city electric utility company, coordination required)
 Cabling infrastructure (e.g. conduit/tray)
 LV Switchgears, panels and associated wiring
 Building interior and exterior lighting
 Building interior and exterior grounding
 Lightning protection (NOTE: contractor responsible for design and supply)
 All equipment accessories required for electrical distribution within the building.
• Cabling and Wiring for telecommunication systems services, including but not limited to
LAN, IP Phones, Public Address, CCTV, Access Control System
• Rough-ins for telecommunication (ICT) systems
• Fire Detection and Suppression scope shall include the equipment and services for the
following items:
 Fire detection and alarm system and components
 Fire suppression and sprinkler systems designed by sprinkler contractor
 Hydrant flow test
 Hydraulic calculations of wet pipe sprinkler system
 Sprinkler system fabrication drawing layout, sections and details
 Portable extinguishers
 Fire dampers c/w accessories
 Submission to authority having jurisdiction.
• Provision for proper connections to all site or municipal services tie-ins.
2.3.2 Coordination of installation of furniture with the owners designated furniture dealer and
installation of AV with the owners designated AV consultant.
2.3.3 Preparation of engineered shop drawings for curtain wall system, unframed glass screens
c/w standoffs and glass canopies in conjunction with the specified manufacturer products,
details and guidelines. Engineered drawings shall be sealed by a qualified engineer who is
registered in the province of Ontario.

2.3.4 Submission requirements as described in Section 4 of this Summary of Work. Submissions


shall include schedule of anticipated overall construction duration in adherence with project
delivery deadline and Client requirements. It shall also delineate the anticipated milestones
for Owner and Consultant review. The schedule shall also include the anticipated
construction phasing.
2.3.5 Provision of Contractor on Site full time representation and mobilization.
2.3.6 Installation, testing and commissioning of all building and site systems.
2.4 Work Excluded
2.4.1 The following work is excluded from the Contractor scope and could be provided by an
independent supplier as may be agreed upon with the Owner:
• Moveable furniture supply and installation, including workstations, desks, filing cabinets,
contract furniture and meeting rooms furniture
• Printing and plotting equipment
• Information technology equipment (network switches, wireless access points, VoIP
phones, cameras and access control devices).
• TV screen monitors and media wall monitors
• The city electric utility company will supply and install the main building transformer and
connections. Contractor required to perform civil work required for installation and
coordinate as required.
2.5 Battery Limits
2.5.1 The following list describes the major battery limits of the modular building Contractor’ scope:
• Site boundaries except for the following neighbour easement related work:
 Neighbouring property asphalt demarcation as shown on civil plans c/w signage and
remedial work due to elevation alignment with neighbours road.

3. Quality Assurance
3.1 The Contractor shall notify the Consultant of any conflicts arising in the interpretation of the
specifications, drawings or accompanying information.

3.2 The Contractor and all sub-contractors, shall perform the work in accordance with a Quality
Assurance program accepted by the Owner. The Quality Assurance program shall also
maintain the following additional requirements:

• Retain quality records


• Maintain traceability
• Disposition of non-conformances.
3.3 The Contractor and all sub-contractors shall provide evidence of their quality management
system for review by the Consultant and Owner.

4. Contractor Data Requirements


4.1 General
4.1.1 The Contractor shall be responsible for ensuring that documentation supplied by them, their
vendors and subcontractors are in a consistent, logical and useable electronic format.
4.1.2 Supplied shop drawings shall be clear, concise and professional in visual presentation. Only
one document or drawing shall be shown on each sheet - multiples or grouping of documents
or drawings on one sheet shall not be permitted.
4.1.3 Documentation will be reviewed and returned within five (5) working days from
acknowledgement of receipt to the Contractor with the review stamp illustrated in Figure 4-1,
indicating how the Contractor shall proceed.

4.1.4 The Consultant's review of documentation shall only be for general conformity with the
design. Acceptance by the Consultant and Owner does not warrant or represent that the
information contained on the drawing or document is either accurate or complete. The sole
responsibility for correct design, details and dimensions shall remain with the party submitting
the drawing or document.
4.1.5 The Contractor shall list all engineering documentation on the first submittal of the Contractor
Documentation Register (CDR) and fill in all the required information as well as the
'Scheduled First Submittal Date'. Use of this schedule or its format is not compulsory,
however any Contractor provided schedule must include the same information. The CDR
shall be maintained and updated by the Contractor and shall be submitted whenever there is
a change to it.
4.1.6 The Contractor shall enter the project document number on all documentation once allocated
by the Consultant’s document control representative.
4.1.7 In addition to Contractor's identification of document title, document number and revision
number; documents, drawings and technical data to be identified by:

• Contractor and/or sub-contractor name


• Project Identification: “Hatch Office Building Sudbury”.

4.1.8 Dimensioning on drawings, documents, etc., to meet requirements described in Section 1.4
of this document.

4.1.9 Drawings to be single files in AutoCAD format and to be dimensionally accurate. The plotter
configuration files used by each Contractor or sub-contractor CAD file to be supplied with the
first issue of drawings.

4.1.10 The Contractor is responsible for ensuring the data supplied conforms to standards indicated
in this document. Data found to be non-compliant to be reformatted and re-submitted by the
originator of the data.
4.2 Document and Data Requirements
4.2.1 The Contractor shall provide documentation as indicated in Appendix A. Document
submission dates listed are subject to change based on project schedule.
4.2.2 Pending submission accuracy, the Contractor documentation may go through the following
review cycles:
• First review: Documents prepared and submitted for review by the Owner and Consultant.
• Second review: comments from first review have been incorporated, additional project
documentation (manuals, etc.) are prepared and submitted for final review cycle with
Owner and Consultant.
• Certified copies: final copies submitted for acceptance by Owner and Consultant.
4.2.3 The type and number of copies of documents and data required are as follows:

4.2.4 All final engineering documents (e.g. shop drawings, calculations, etc.) prepared by the
Contractor shall be certified by a professional engineer licensed in the province of Ontario.
4.2.5 The Contractor shall prepare the following set of as-built drawings:
• Final as-builts, based on field mark-ups following completion of the project on Site.
Details of the drawing update process to be reviewed and agreed upon between the
Contractor, Owner and Consultant.
4.2.6 Files issued electronically to be issued in "Portable Document Format" (PDF) (unless
otherwise advised). PDFs of documents and drawings, where possible, to be converted to
PDF from the native application in a manner that provides a searchable file.
4.2.7 Documents to be preferentially submitted to the Hatch document management system
Contractor portal at:
• https://mis.hatchworkshare.com (Hatch to provide unique username and password).
4.2.8 Data sheets for the buildings envelope materials and assemblies, systems and finishes shall
be submitted for review.
4.2.9 Contractor to provide a summary for the required maintenance assumptions for major facility
systems during the expected service life.
4.2.10 Maintenance manuals shall include commissioning specifications and/or requirements to
facilitate Owner commissioning of the building systems.
4.3 Permits and Approvals
4.3.1 Site and building construction permits shall be by the Owner, however, the Contractor and
sub-contractors should seek any additional municipal permits that may be needed be for the
installation or demolition of existing structures.
4.3.2 The Contractor shall be responsible for required registration and approval of the building fire
water system.
4.3.3 The Contractor shall be responsible for electrical permits.
4.3.4 The Contractor shall be responsible for TSSA registration if required.
4.3.5 The Contractor shall be responsible for securing any permits and requirements for fuel
storage or power generators.
4.4 Delivery, Storage and Handling
4.4.1 The Contractor shall be responsible for delivery of all building components, shipping to site,
packaging and storage.
4.4.2 All materials and equipment shall be wrapped for weather protection, suitable for transport
and storage on-site prior to final installation.
4.4.3 The Contractor shall provide procedures describing handling and storage requirements of
equipment and building components.

4.5 Interface with Other Work


4.5.1 The Contractor shall be responsible for coordination of the work with all neighbours as
required to ensure the overall project schedule is achieved without disruption there business
operations.
4.5.2 Regular deliveries of material shall occur in the area of work. Access to the Site shall be
controlled by the Contractor who will interface with the neighbours to ensure there is no
impact on there business operations.
4.5.3 The Contractor shall be required to attend regular coordination meetings with other sub-
contractors. Regular contact with the Owner representative and the Consultant shall be
maintained.
4.5.4 The Contractor shall minimize impact on traffic flow when delivering or installing material.
4.5.5 The Contractor shall provide all temporary power, facilities and services as required for the
execution of the work.
4.5.6 The Contractor shall provide all labor, equipment and materials necessary to complete the
work.
4.5.7 The Contractor shall be responsible to maintain the safety and security of the worksite during
the construction of the work.
4.5.8 The Contractor shall comply with all provincial or municipal Health and Safety regulations.
