DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, FLORENTINO T. MALLARI of legal age, married to Aurea V. Mallari, Filipino
citizen, and a resident and with a postal address at Alvindia, Tarlac City, for and in consideration of the
sum of ONE HUNDRED FIFTY THOUSAND PESOS (PHP150,000.00) Philippine Currency,
receipt of which is in full is hereby these acknowledged STEPHANIE ANN TUAZON VITAL, of
legal age, married to Aaron Ace Dizon Vital, Filipino citizen, and a resident and with postal address at
San Nicholas, Bamban, Tarlac do hereby sell, cede, transfer and convey by way of Absolute Sale unto
and in favor of said VENDEE, her heirs, assigns, executors and administrators a certain ONE (1) parcel
of land, more particularly described as follows:
TRANSFER CERTIFICATE OF TITLE NO. T-193509
“A parcel of land (Lot 24 Blk 9 of subdivision plan Psd-19530, being a portion of
Lot 2, described on plan Psu-50845 LRC GLRO Rec No 29455) situated in Barrio of San
Nicholas, Municipality of Bamban, Province of Tarlac …. Containing an area of THREE
HUNDRED (300) square meters more or less.”
That the VENDOR is the absolute owner of the above-mentioned property which ownership
shall be transferred to the VENDEE the moment of the execution of this instrument, free from all liens
and encumbrances. That the provision of the Land Reform on Pre-emption and Redemption have been
observed with in the execution of this Deed.
That the VENDOR hereby acknowledge the receipt of the amount of ONE HUNDRED FIFTY
THOUSAND PESOS (PHP150,000.00) Philippine Currency from the VENDEE representing full
payment of the subject parcel of land.
