Accendess Mall, Orion Mall, Manipal Hospital, MNC Companies in Bangalore and L&T as well as

Allex Elevators agrees to maintain purchaser’s equipment as outlined in this contract. We will
endeavor to provide a comprehensive maintenance program to maximize the performance, safety,
and life span of your equipment.

 TERMS AND CONDITIONS
Allex Elevators will provide routine maintenance, examination and lubrication service according to the Allex Elevator maintenance
system for purchaser equipment 10-12 times a year during normal business hours Monday through Saturday 9:00Am to 6:00 Pm
Except schedule holidays.
1. Allex Elevators will attempt to stoppages and malfunction, breakdown during normal business hours on normal working days.
2. Allex Elevators will provide immediate service in case of mantrap in elevator (struck with passenger case) without any time
constraint as soon as the customer/owner/customer representative inform about the issue to any of the Allex Elevators
representative.
3. In case of emergency rescue operation situation in elevator, only those persons who are authorized or trained must perform the
rescue operation. Any breech in clause, Allex Elevators is not responsible for the accidents caused to personal or the user or
injury or any damage to the equipments.
4. Allex Elevators will attend to premises, to assist with the annual government inspection. All associated costs for such inspections
will be borne by purchaser.
5. Purchaser shall commit Allex Elevators, employees and contractors access to the equipment and the landings, lobbies and
machine rooms for the routine maintenance and call back services.
6. If any physical damages to the equipment due to mishandling or damages caused by natural calamities: charges will not be
included in the contract. In these cases, an additional charge has to be paid for the repair.
7. Allex Elevators in this agreement period do not allow or permit any person other than Allex Elevators authorized technician to do
any work in machine room, elevator hoist way, elevator car top and elevator pit. In the event of any breech of this law, Allex
Elevators are not responsible for personnel injury, accident for the outside party/ users and equipment damages.
8. Allex Elevators will not be required to install or alter any equipment requested by the government authority at their direction and
not specifically incorporated in the local codes as on the proposal. Such charges is feasible can be undertaken at extra cost.
9. You shall keep clean the complete installation particularly inside the lift car, lift shaft, entrance to the machine room and hoist
way entrance. The machine room/smoke windows/trap doors should be locked and only our personal/representative should be
allowed to enter.
10. We accept no liability to components covered in the contract for replacement necessitated by voltage fluctuation arriving due to
loose connection in your main incoming 3phase power supply circuit. The cost of such replacement will be extra. The price for
repair and replacement will be mutually decided based on actual circumstances of occurrence.
11. Any dispute or differences arising between purchaser and contractor on account of any issue under this contract shall be
subjected to jurisdiction of appropriate court of laws at Mysore.
12. The charges for the accommodation and allowances (more than one 24 hours) for our technician during special occasion or VIP
visit in customer premises will not be included in the contract. Cost of such expenses will be extra.
13. 10%Hike on Ever Year Renewal of AMC Contract, on Basic Value.

We have read and understood all the terms and conditions in the contract and accept the same.

Throughout the duration of this agreement, Allex Elevators shall replace or repair, free of charge, for reason related to
normal wear and tear, and indicator interlock on landing door, door shoes, roller, door bearing, solenoid, coils, break-
shoes liner, and magnets, limit switches, interlock on hoist-way doors, alignment of doors, rectifiers, Air chord Ropes,
Eccentric Rollers, Door Contact, moving Contact, toggle switches, Micro stoke Switches, 10-12 Months PREVENTIVE
Maintenance, Break down calls, Guide Oil.
NOTE-All other components other than consumables mentioned above will be replace at purchaser expense, which shall
include labor required in the diagnosis and replacement of excluded components.

7 Segment displays, VFDS,LCDS, Guide rails, Main Motor Windings, Main Rope, Thrust bearings, IRS, Traction Sheave,
Diverter Pulleys, Travelling Cables, Elevators car Panels, Door Drive Motors, car frame, counter weights frame, car
safety mechanism, door operator, LOP, car inside light, brackets, main V3F drive, motherboards, Controller and
platform. In case these are required it will be done on chargeable basis with consent of the customer.

2. Any mandatory requirements need before making the agreement or any Special Terms and Conditions.
