ELEVATOR MAINTENANCE AGREEMENT

Whereas the First Party (Elevator Owner) MR. Al Alf Meel General contracting LLC possess 06
No. G+3 = 4 Stops 750 kg Mitsubishi Brand Passenger Elevators, installed in A/B/C Building
Madinat Zayed Abu Dhabi, UAE and consequently they need professional experienced agency to
look after the Elevator regularly and properly maintain it in order to be operating and running as
best as possible with full safety.

And whereas the Second Party M/s. Original Elevators LLC, known hereafter as the Contractor has
the necessary experience and equipment to carry out such maintenance and repairs to the said
elevator.

Therefore, both parties hereto have agreed to enter into annual maintenance contract agreement
Semi Comprehensive. (Motor/Rope/Traveling cable not replace). Other conditions of this contract
as mentioned below,

1. Terms and Condition

1.1 Duration of Contract


The contract period: 18.12.2022 to 18.11.2023

1.2 Price
The contract price for 06 No. of Passenger Elevators for 01 years: AED 36000.

(Thirty-Six Thousand only)

payment 25% Every 3 Month (4 Payment)

1.3 Other Terms and Condition


This contract shall start from DCECMBER, 2022 and continue for a period of 1 years and renewed
automatically for a 12 months period, unless otherwise terminated by either party in writing,
giving 30 days prior notice on either side.

Original Elevators shall not be liable for any loss damage or delay due to reasons beyond our
control. Original Elevators liability in respect of personal injury or accident is limited to a proved
damage due to negligence from our part. The damage caused by failure of power supply or
misuse are not covered by this contract.

2. Contract type

2.1 Specialist Trained Personnel

All service operations are provided by specialist trained technicians. They benefit from continual
original Elevators training programs and the assistance of regional, national and international
experts ensuring original standards.

2.2 Quality Audit

Original Elevators technical specialist carries out an audit of the equipment’s safety and quality
in every two years. This will be presented to the client up on request, with recommendations for
the upgrading, modernization or replacement for the improvement of the performance of the
equipment.

2.3 Preventive Maintenance

The Original Elevators Preventive Programmed Maintenance schedules all inspections,


lubrication, cleaning, adjustments and repair or replacement of parts for each unit under service.
The program is based on the technical characteristics of the equipment. Visits are planned during
regular working hours as stated in the Contract Schedule. The Original Elevators Preventive
Programmed Maintenance is designed to minimize risk of equipment failure as well as
preventing premature wear of the installation.

2.4 Annual Maintenance Contract Schedule

Agreed working hours for maintenance and planned repairs - Saturday to Thursday

Maintenance /service visit by our technicians - Once every month

3. Responsiveness

3.1 Visit Report

During each visit, the technician collects information regarding the functioning of the lift and
informs the Customers Representative in the building of the work undertaken. If a breakdown
cannot be repaired in a single visit, the technician indicates, before leaving the site, the plan for
returning the elevator to service. Original Elevators also displays signs at agreed positions in the
buildings to advise users that repairs are being undertaken.

3.2 Our commitment

Original Elevators provide 24/7 hours breakdown service, maintains 18 hours service to
emergencies such as trapped users. Our service centre provides with urgent delivery of parts
and components ensuring faster recovery of the equipment’s (Elevators)
3.3 Average response time to breakdowns

1. Trapped passenger - 120 minutes

2. Breakdown attendance - 180 minutes

3. Service - 24 hours
