1. Summary
The home inspection was completed by and Tina on May 5, 2021. This condo suite is
intended for live in by the owner(s). This is single floor condo unit.
A detail list of the inspection, along with photos, are provided below. All photos in this report
should be kept with the report and should not be removed to read as a stand-only document or
photo.
This is not an exhausted list, just a sample of items noticed by the author.
One appliance, Maytag fridge has a Recall by the Government of Canada. More detail is provided
in the Appendix.

2. Exterior
The exterior of the building is part of the strata and therefore not reviewed for this inspection.
One should reference the Strata documents and the Depreciation Report dated for 2018.
Nevertheless, some photos are provided below of the current balcony condition.
The balcony has two drains. The drains are at either end of the balcony length-wise. Dotted line
on photo to show drain holes. Did not test drain opening. It was a sunny day on the day of
inspection, no water buildup noted. However, flooring around the edges, near the balcony railing
side, appears to have some moss or algae growth. Green in color in the photos.
There are also vents on the balcony ceiling. Balcony railing appears to be in good condition. There
are moss noted on the balcony glass, noted with blue dashed circles on photo. No breaks noticed
in the balcony flooring to indicate water damage. No excess wear and tear noted on the balcony
flooring from equipment nor furniture.

A. Insulation
Wall insulations were not inspected. Considered as part of the Strata, please refer to Strata
Documents.
Windows appears to be two-pane glass. No seal break observed. No fog in windows observed.
However, screens on kitchen windows were observed to be no long secured properly. Also,
signification of dirt building up was observed on the screen. Photos provided below.
Some dirt noted on window tracks, but does not appear to impair functionality, in any way.

B. Ventilation
There was one vent noted in the kitchen. This appears to be a standard rectangular vent with
white grille covers.
The master bathroom vent has no covering. Turned on and appears to be in good working
condition.
The guest bathroom vent works and has a plastic covering. The covering appears to be quite dirty,
as there are some brown stains/streaks. Photo is provided below.

5. Plumbing
There are three sinks in the suite. One sink in each of the two bathrooms and one in kitchen. Both
hot water and cold water was tested in all sinks. All appears to be in good working condition.
There are two toilets, one in each bathroom. Both were flushed and appears to be in good working
conditions.
There are two showers. Both showers has both hot and cold running water, when tested.
There is one bathtub, in the master bathroom. Appears to have both hot and cold running water,
when tested.
The water shut off was tested at each of the sinks. Photos and further notes are provided below.
A. Kitchen Sink
The water shut off turn knobs are noted at the back of the photo.
The sink garberator is ntoes on the left in the photos, for the left sink and appears to be in good
working order.
There are damages to the cabinetry underneath the sink, as noted near the bottom of the bottom.
The bottom is warpped and damaged, therefore should be replaced. Further investigation was
not done. This was only an visual inspection, there could be further damage such as mold build
up, etc.
There are two hoses that goes into the cabinetry, to the right. Photos of that cabinet is provided
below, with the circular turning shelves. The hoses appears to be loose from the wall and floor,
should be careful should cabinet be full with condiments or any other kitchen ware, such as bowls,
etc.

6. Electrical
All outlets were tested and appears to be in good working condition. There are wall outlets in
both bathrooms and kitchen. Various wall outlet noted throughout the suite, as well.
There are both internet outlet and tv cable outlets in the living room, however these were not
tested during this inspection.
One small damage around one outlet in the master bedroom. Does not appear to be an electrical
component damage but wall damage. See photo provided below.
The breaker panel is located behind the door in the guest bedroom. No damage or tampering
appeared.

Lighting fixtures in the kitchen were tested, and in working condition. The lighting cover appears
to be warped a little. The edges were not resting against the metal frame nicely.
The dining room lighting fixture, shown below. Confirmed in working condition.

One light was deficient in the master bathroom. Could just be in need of a light bulb change.
The internet / cable box is in the first entry way closet, on the wall, to the right.

7. Heating
There is a heating control on the wall, between the dining and living room. Appears to be in good
working condition. The heat was turned up to test whether the apartment heated up during the
inspection visit day, appears to be in good working condition.
8. Air conditioning
No air conditioning in the suite. No testing required.
9. Fireplace
No fireplace in the suite. No testing required.
10.Interiors
Kitchen cabinetry had wear and tear noted. All kitchen cabinets and kitchen drawer hinges and
rolling tracks appear to be in good working condition, opened and closed with ease, except one
bottom-level kitchen cabinet, does not appear to close properly on the bottom hinge.
Kitchen tile appears to have numerous small chips, possibly from furniture, such as chairs.
Ceiling had no damages noted, except one noted in the guest bathroom, just above the shower.
This appears to be paint peeling.
Flooring in the dining room, living room, bedrooms appear to be in good working condition. No
water damage noted.
The wall tiles in the kitchen appears to be in good working conditions. The grout appears still be
in good condition.
Blinds in the kitchen are all in working order. Appear to have been stained on select spots, maybe
with cooking or food splatters.
All window and door were opened and closed, and seem to be in good working order. Some small
paint spot had chips, mostly cosmetic and not structural in nature.
