RESIDENCES PROJECT

DADS: Detailed Architectural Design Services


 6% of the Project Construction Cost (PCC)
DAEDS: Detailed Architectural and Engineering Design Services/Allied Design Services
 10% of the Project Construction Cost (PCC)
(including Architect’s Design, Structural Design, Electrical Design, Plumbing/Sanitary Design)

Note: “Recommended Cost” – Not definite but “Negotiable” naman. Not all projects are the
same. “Sign of Goodwill” Pertains to Value as an Architect.

REGULAR DESIGN SERVICES


1. Project Definition Phase (5%) –requirement by the owner
2. Schematic Design Phase (15%) – preparation of schematic design studies, project definition
phase leading to conceptual plans
3. Design Development Phase (20%) – based approved schematic and conceptual plans
4. Contract Document Phase (50%) – based on Design Development Documents, Architect
prepares the complete contract documents. (7 sets)

- special provisions
- drawings

5. Bidding and Negotiation Phase – prepares bid documents, assist the owner in establishing list
of contractor.
6. Construction Phase (10%) – prepares change order, periodic visit to site

PAYMENT SCHEDULE

1. Signing of Agreement – 5% (SERVICE AGREEMENT/ ARCHITECT PROPOSAL)


2. Completion of Schematic Design Services – 15%
3. Completion of Design Development Services – 35 %
4. Completion of Contract Documents – 85%
5. Completion of Construction Work – 100%
