Sub: Cancellation of Booked Flat 3A at Princess Tower

Sir,

I would like to inform you that I want to cancel my booking of flat No.3A, three BHK flat on the third
floor of approved plan B+G+4 measuring super built up area 1290 in Princess Tower situated at
mauza saraidhela no. 8 CS khata no. 06, new RS khata no. 1272 CS plot no 58 new RS plot no 1320
developed by M/s s Satya Sai Builders & Developers due to the following reasons:-

1. During discussion and negotiation before booking the agreed upon consolidate price of the
flat was 22,00,000/-(Twenty Two Lacs only) excluding government taxes but the amount
mentioned in the agreement done by M/s Satya Sai Builders and Developers is 23,00,000/-
(Twenty three lacs only) without my knowledge and consent. This is considered as breach of
trust by Mr. Jaivardhan.
2. To inform you that the said flat was booked by was before monsoon when it appeared to
good at first look but during and after monsoon I have visited the said flat a number of times
and was really scared to see that every time the parking or said basement is completely filled
with water even when its not raining proving that the water is seeping from underground.
This fact was hidden form me by you and after knowing which I could not finalize the said
flat. This is considered as breach of trust by Mr. Jaivardhan.
3. Also to mention that nowhere in the agreement it is mentioned the expected date of
handover of the said flat to the buyer, which is considered mandatory in case of a legal
agreement. This is also considered as breach of trust by Mr. Jaivardhan.

Thus, I would like to request you to cancel my booking of the said flat and return the amount which I
have paid to you as booking amount and agreement amount i.e Rs. 1,02,000/-(One Lacs only) paid
through cheque no. 003912 of Rs.51,000(Fifity One Thousand) dated 25.05.2017 and post dated
cheque no. 000706 of Rs.51,000(Fifity One Thousand).

As this decision of cancellation of the said property is not my choice but compulsion due to breach
of trust from your end I demand the entire amount paid to you by me without any deduction as
mentioned in the agreement.
