SUMMARY OF PROJECT DESIGN METHODOLOGY

1. PRE DESIGN PHASE


This phase involves the definition of the requirements of the project by the client/ owner.
The architect in turn informs the owner of the technical requirements of the project
including fees. In this phase the consultant representative or the architect shall;

- Consult with the owner/client to ascertain the conceptual framework and related
requirements of the project and confirms such requirements with him.
- Gather relevant information and data leading to definition of the requirements of the
project including scope of works of the consultant.
- Prepare detailed work plan and schedule for entire project including tasks, deadlines for
reviews and approvals.
- Gather together and obtain all available data, documents and drawings pertinent to the
project including prior studies, tests, maintenance records, site surveys, etc.
- Reviews and refines the owner’s space requirements and translates them into an
architectural programs

2. DESIGN CONSUTANT SCOPE OF WORKS AND SERVICES

Schematic Design Phase


- Consultant will prepare schematic design studies leading to a recommended solution.
Preliminary zoning requirements are tested and evaluated for impact on the project
criterion.
- The concepts are developed into alternative schemes to study design and technical
alternatives for the project. A design scheme is selected and developed. Program and
functional relationships are finalized in plan. Selections are made for primary materials,
structure, building enclosure, lighting and mechanical systems. Major elements are
illustrated using sketches and perspectives.

Design Development Phase


- Based on the approved schematics and conceptual plans, the consultant prepare the
design development documents consisting of plans, elevations, sections and other
drawings
- The specifics of constructing the project, in detail, will be addressed and
finalized. Primary materials, products and colors will be selected. The engineered
systems for structure, enclosure, mechanical and electrical will also be finalized. A
budget update is prepared to review changes to scope and quality of the work before
construction documents are started.

Construction Phase/Tender
- Commence work on Tender Documentation based on the approved Design
Development package.
- Prepares Technical specifications
- Prepare Final Bill of Quantities
