Analyze various parameters for planning and designing of a residential neighbourhood using land
sub-division principles

INSTRUCTION
Make a layout of plot layout/ land sub-division of a residential neighbourhood using the following essential
planning/design criteria

1. Minimum density stated and compactness


2. Access to the plot, facilities and transport: Vehicular, NMV and pedestrian
3. Equitable distribution and nearness to the amenities (Green/open space, Commercial, community facilities);
4. Clustering and Hierarchy of plots for making cohesive Social interactions
5. Away/safe from the hazards (industry, noise) and visual quality/elements
6. Variety and individual preferences (corner plots, facing wider road, bigger plot-variety of plots, types, mixing)

INFORMATION GIVEN

1. Site plan: 500m x 400 m as below


2. Mix of population: Group Housing: Cooperative: Individual=2:2:1, categories within the same type of plots will
be HIG:MIG:LIG=1:2:3
3. Population density: Minimum 600 per ha (gross), 900 per ha (net)

BACKGROUND
Jayalaksmipuram residential layout was
developed in the year 1950, in the name
of Jayalakshmi Ammani, the elder
daughter of the Maharaja Chamaraja
Wodeyar IX.
The area at that time was considered to
be in periphery of Mysore city.

GROWTH TRENDS OF POPULATION AND HOUSING LAND USE PATTERN IN DIFFERENT PERIODS

 Jayalaxmipuram Neighbourhood was designed for


population between 4,000 and 5,000.
 It was developed as a low density of 10 families per
acre for dwelling area. It had extent of 98.54
hectares.
 It is served by shopping facilities, hospital, and a
library, and a community center, the latter being
located in conjunction with the school.

CASE STUDY
A TYPICAL RESIDENTIAL SECTOR OF CHANDIGARH, INDIA

BACKGROUND
Chandigarh was the first planned city after independence from British rule in
1947. It is the capital city of the states of Punjab and Haryana.

DEVELOPMENT

 The primary module of city’s design is a Sector, a neighborhood unit of


size 800 meters x 1200 meters. ( Area : 96 ha )
 Each SECTOR is a self-sufficient unit having shops, school, health centers
and places of recreations and worship.
 The population of a sector varies between 3000 and 20000 depending
upon the sizes of plots and the topography of the area.
 The smaller individual Residential Units are arranged around central
common Green Spaces.
 Community facilities are mainly placed around the central part of the
sector and closer to main roads.
 Green spaces are tried to be connected to each other and flowing
from one end of the sector to another.
