Restoration and Adaptive Re-use of Queen Mary’s High School

Phase-1

Step -1:
Cleaning of the site
Note:
 Any old material (wooden planks, ventilator louvers, clay tiles etc.) found should
not be thrown and kept safe.
 Any traces of the original work should be left intact without any damage.

Action: by the contractor’s team under the supervision of any INTACH member

Step-2:

 Detailed measured documentation (Plan/ section/ elevation as a whole and of


each room)
 Detailed Documentation of the elements (columns, eave boards, door window
schedule, staircase details etc.)
 Defect mapping (A chart will be provided of all the defects) and its grid analysis
to calculate the area.
 Study of the existing material.
 Photo documentation and its cataloging according to the existing plan.
 Existing electrical layout and plumbing layout
 Total station (if required)

Action-1: students and Interns for the documentation under the supervision of a
Conservation Architect
Conservation Architect to first take a session of all the interns to make them acquainted
with all the necessary steps involved in the documentation and the process of
documentation.
Action-2: Concerned department to provide the basic tools and stationaries for
documentation (separate list in annexure-1)

Step-3

Issues/concerns at the layout


 Encroachments
 Position of any electrical transformers at a certain position that can cause danger
in the future

Action-1: The Conservation architect to prepare a list of issues and concern

Action-2: The concern body (INTACH) to mediate with government bodies to get the
issues resolved

Step-4:

List of the works to be carried out for the building

 This step shall be parallel to the step-1

Action-1: Conservation Architect to make the list of works to be commenced at the


site.

Step-5: Schedule of Rates

 Action-1 Conservation Architect in coordination with the contractor have to do


this

Step-6: Restoration to be carried forward.

All the details as per the drawing.

Note: The concerned team of contractor and labor must be well equipped with the
conservation work in lime

Phase-II (Adaptive Re-use of the building)

Step-1: Zoning

Action-1: All the concerned people’s approval for the zoning (INTACH and any team of
architects)

Step-2:

1. Revised plan of the building


2. Detailed working drawing (all the services included)
3. Painting and selection of material that will be installed respecting the heritage norms.
Action-1: team of architect to decide on this matter and engaging interns/students for the
drafting of the same

Manpower:

 A contractor team competent enough for providing the engineers with good structural
knowledge of the building.
 A team of interns or students for the documentation process (10 students).
 Necessity approvals from the government officials.

Phase-III (Intangible development)

 Building a whole narrative of the area


 Importance of the school
 A heritage walk with more robust history
 Involvement of local historians and people who can contribute towards the past of the
area
 An archival preparation on the area for future use.
