SCOPE OF WORK
A. FACILITIES FOR THE ENGINEER
The Contractor shall provide and maintain field offices, including all the necessary electricity, water,
drainage and telephone services for the use of the Engineer and his staff.
All facilities provided by the Contractor shall be near the job site, where necessary and shall conform to
the best standard for the required types. On completion of the Contract, the facilities provided by the
Contractor including utilities and communication facilities shall revert to the Government including
office equipment, apparatus, pieces of furniture, laboratory equipment, etc., unless otherwise specified
in the Contract documents.
The Contractor shall be responsible for the maintenance and protection of all facilities to be provided
during the duration of the Contract, including providing adequate stock of all expendable items at all
times to ensure proper and continuous functioning of all the Engineer’s facilities.
The whole area of the Engineer’s compound shall be fenced with barbed wire (or equivalent) with
necessary gates as directed by the Engineer. The Contractor shall provide suitable utilities and
services, such as potable water, electricity, sewerage and security on a 24-hour basis.
Lump-sum items shall be provided for the provision of Office building for the Engineer including piece
of furniture, appliances and equipment.
The Contractor shall provide progress photographs taken as, when, and where directed by the
Engineer at intervals of not more than one month. The photographs shall be sufficient in number and
location to record the exact progress of the Works.
The Contractor shall provide one proof print of each photograph taken, not less than 4” x 6” of the
photographs selected as progress photographs by the Engineer.
The photographs retained by the Engineer will become the property of the Government and the
Contractor shall supply approved albums to accommodate them. Two copies are to be signed by the
Contractor, one of which will be signed by the Engineer and returned to the Contractor.

The quantities for progress photographs shall be the number of photographs selected and provided as
progress photographs. The unit of measure is ‘each”.
The contractor shall provide his workers with protective equipment for eyes, face, hands and feet,
lifeline, safety belt/harness, protective shields and barriers whenever necessary by reason of the
hazardous work process or environment, chemical or radiological or other mechanical irritants of
hazards capable of causing injury or impairment in the function of any part of the body through
absorption, inhalation or physical agent.
All Personal Protective Equipment and Devices shall be in accordance with the requirement of the
Occupational Safety and Health Standards (OSHS) and should pass the test conducted and/or
standards sets by the Occupational Safety and Health Center (OSHC).
The contractor shall strictly follow the Revised Construction Safety Guidelines for the implementation of
Infrastructure Projects during the COVID-19 Public health Crisis, Department Order No. 39, series of
2020.
1. Remove the existing old kitchen counter (to construct a new one).
2. Remove the existing vinyl flooring at ground floor and second floor.
3. Remove the old toilet fixtures such as: lavatory, countertop, water closet, existing vinyl
floor, mirror at common comfort room at ground floor.
4. Remove the existing wall tiles, vinyl flooring, PVC baseboard and old toilet fixtures such
as: lavatory, countertop, water closet, bathtub, sliding aluminum glass door @ master’s
bedroom comfort room at 2nd floor.
5. Remove the existing wall tiles, vinyl flooring, PVC baseboard and old toilet fixtures such
as: lavatory, countertop, water closet, bathtub, sliding aluminum glass door & medicine
cabinet @ common comfort room at 2nd floor.
6. All residual materials shall be turned-over to Assets Management Division and
coordinate to the assigned Project Engineer in-charge for proper coordination and
processing.
7. Hauling and disposal of construction debris at designated area.
8. Relocate all furniture with care to a designated staff house & move back to original
position after the improvement of unit is complete.

D4 MASONRY
S4A.2 Toilet Counter (Master’s Bedroom & Common Comfort Room @ Second Floor and
Common Comfort Room @ Ground Floor)
1. Construct 3” thk. reinforced concrete base floor in preparation of natural granite finished
installation with 6” splash board edges. Including ¾” thk. plywood door cabinet supported
by 2”x 5” wooden jamb and other finishing hardware such as: (self-locking hinges,
stainless door handle, countertop lavatory).
2. Use 4” CHB wall for base support of the toilet counter and plastered both faces.
1. Use ¾” thk. plywood door cabinet supported by 2”x 5” wooden jamb and other finishing
hardware such as: (self-locking hinges, stainless door handle) for: kitchen cabinet &
comfort rooms cabinet.
2. Provide additional shelves at walk-in closet at master’s bedroom, closets at two (2)
bedrooms and storages (along kitchen, laundry, along hallway at ground floor & storage
at second floor)
3. Repair wooden sliding closet doors in all bedrooms.
4. Repair damaged flush doors.
5. All accessories shall be heavy duty.
Surface Preparation
Surfaces with cracks and holes must be filled and patched first. The concrete must be
solid before getting to apply clear sealer. The concrete surface has to be clean and
devoid of dirt or other substances that could affect adhesion. For non-porous surfaces,
it is recommended to clean it with muriatic acid, which is rinse thoroughly afterwards.
Bleach and degrease the surface and remove all stains. Remove any mold or mildew
in the concrete. The concrete must entirely clean. Use broomstick to remove any
residues that were left over.

Application:
a. First 1st Layer: Rubber Coat Prime-R Clear Concrete Primer and Sealer – apply it for two
(2) coats. Recoat after two (2) hours. Wait for another two (2) to three (3) hours to dry
depending on weather for 2nd layer.
b. Second 2nd Layer: Rubber Coat Rubberized Cementitious Waterproofing – apply it for two
(2) coats. Recoat after eight (8) hours @ 30 0C temperature.
c. Third (3rd) Layer: Put on the Polyester Reinforcing Mat for third layer.
d. Fourth (4th) layer: Rubber Coat Rubberized Cementitious Waterproofing – apply it for two
(2) coats. Recoat after eight (8) hours @ 30 0C temperature.
Door Hardware
a) Cylindrical Lockset Polished Brass, Key Outside and Push Button inside with light
Security 5-Pin Tumbler Cylinder (E-Z set or Approved Equal).
b) Dead Bolt Lock, High Security 5-pin tumbler cylinder w/ double key operation (EZ-set
or approved equal).
c) Provide door closer withhold-open function open beyond 85d, the Door will remain
open Closing speed is adjustable, faster or slower, Reversible to right or left hand
swing (E-Z set or Approved Equal) at Main Door and Back Door.
d) Provide floor mounted satin oval shield aluminium door stop on all doors except doors
at storages.
Ground Floor:
1. Screen Door (Analok) w/ Complete Accessories – 2sets
2. Sliding Screen Window (Anodized), 0.60m x 1.20m – 2sets

S9B. Painting
1. Sand rough wood until smooth, then dust off before painting.
2. Surface to be painted should be clean and dry, free from dust, dirt and other foreign matter.
1. Wipe the surface with rag soaked in paint thinner to remove dust, dirt, grease, oil, wax and
other foreign matter.
S9B.1 Interior Repainting of Wall and Ceiling (Ground Floor and 2 nd Floor)
1. Prime bare substrate with Flat Latex. Let it dry for one (1) hour.
2. Putty minor surface imperfection with Masonry Putty #7311. Let dry for one (1) hour. Spot
prime puttied portions.
3. Finish two (2) coats of Semi-Gloss Latex up to desired premixed shade. Let dry for one (1)
hour in between coat.
S9B.2 Kitchen Cabinet & Comfort Room Cabinet, Wood & Metal Surface
1. Prime bare substrate with Flatwall Enamel for new painting. Let dry for 6 to 8 hours.
2. Putty minor surface imperfections with Automotive Lacquer Putty. Let dry 6 to 8 hours.
Some prime puttied portion.
3. Finish with at least two (2) coats Quick Drying Enamel up to desired premixed shade. Let
dry 6 to 8 hours.

4. Install 600mm x 300mm ceramic wall tiles and 300mm x 300mm ceramic floor tiles.
(Tiles must be Class A quality, design texture and color for approval by the end-user).
5. Remove any excess cement gap between installed tiles prior cement grout application
and let it dry thoroughly before cleaning excess tile grout.
1. Install 250mm x 700mm decorative ceramic wall tiles at Kitchen wall. (Tiles must be
Class A quality, design texture and color for approval by the end-user).
1. Install 40cm x 40cm outdoor ceramic tiles on floor. (Tiles must be Class A quality, design
texture and color for approval by the end-user).
S9D. Vinyl Planks Flooring (Ground Floor, Second Floor & Stairway)
Install vinyl floor planks at ground floor and second floor including walk-in closets at
master’s bedroom, closets in bedrooms, hallway and laundry storage.
Install vinyl floor planks at stairway including landing, steps and riser. Provide Bronze
Stair Nosing (40mm x 1.85m) Model: Genesis TCS 405.85
Surface Preparation:
1. Subfloors must be structurally sound, dry, smooth, flat level and free of excess
moisture/alkali and all substances (oil, wax, grease, paint, oil-based sealers, etc.) that
might interfere with the performance of the flooring or its installation.
2. Ensure the appropriate flatness/smoothness to prevent “show through” (telegraphing).
3. All substrate cracks, holes, high spots and irregularities must be adequately repaired to
ensure a smooth, finished appearance to prevent show through and accelerated wear.
Specification:
1. Use high quality of Vinyl planks @ 3.00mm thk. 150mm x 910mm which replicate both
the look and texture of real wood and can withstand heavy traffic and water resistant.
2. Use Kent Solutions as adhesive or approved equal.
S9M. Granite
1. Supply and Install Natural Granite Counter Top @ 25mm thk. with 200mm Width Splash
Pad @ Kitchen Counter and Toilet Counter (Master’s & Common CR @ 2 nd Floor and
Common CR @ Ground Floor).
