1. PRE-DESIGN SERVICES
Pre-design is the first steps to a property development. In this phase the owner and architect establish and
analyze a set of conditions and research that will establish the framework and requirements for the
building development.
2. DESIGN SERVICES
DESIGN SERVICES is the activity of planning and organizing people, infrastructure, communication
and material components of a service in order to improve its quality and the interaction between the
service provider and its customers.
3. SPECIALI ZED ALLIED SERVICES
 Specialized Architectural Services deals with specific expertise for further enhancement of the
architectural interior and exterior components of a project.
4. construction services
means the implementation and execution of the construction work required by the Contract Documents.
The construction phase of the Project may be divided into different stages, each with
different start and completion dates.
5. POST CONSTRUCTION SERVICES
To provide you with a smooth post-construction experience, the team must identify and resolve potential
issues well before doors open. We start off every project planning for Quality, so the focus is on building
it right the first time.
6. COMPREHENSIVE ARCHITECTURAL SERVICES
Comprehensive Architectural Services refers to the range of professional services that covers Pre-design
Services, Regular Design Services, Specialized Architectural Services, Construction Services and Post-
Construction Services.
7. DESIGN-BUILD SERVICES
Design-build is a method of project delivery in which one entity - the design-build team - works under a
single contract with the project owner to provide design and construction services.

(A1) SELECTION METHODS:


1. DIRECT SELECTION
Direct selection is most often used by an individual who has a relatively small project. The client selects
an architect on the basis of reputation, personal acquaintance or the recommendation of a friend, former
client or another architect.
2. COMPARATIVE SELECTION
 Comparative Selection may be conducted by committees representing institutions, corporations or public
agencies. The selection process involves.
3.DESIGN COMPETITION
An architectural design competition is a type of design competition in which an organization that intends
on constructing a new building invites architects to submit design proposals.
4. COMBINED SELECTION METHODS
The client selects an architect on the basis of reputation, personal acquaintance or the recommendation of
a friend, former client or another architect. Sometimes, institutions maintain a roster of architects, and
they select a different practice for each project by using a rotation system.
(A2) ARCHITECT'S FEE:
1. PERCENTAGE OF CONSTRUCTION COST
Industry standards for architectural fees range between 9 and 15% of your construction cost. This
'construction cost' figure is the cost to complete all the work that the architect is involved in designing,
coordinating and helping oversee on site.
2. LUMP SUM OR FIXED FEE
A lump sum agreement is the most common form of fee structure between architect and owner.  Lump
sum also called a ‘fixed fee’ agreement because the owner and architect have agreed to a set amount.  
3. PER DIEMS PLUS REIMBURSABLE EXPENSES
Actual cost of travel (to & fro), boarding & lodging and local transport for any visit made by his staff to
the site or such other place as may be necessary in connection with the execution of work and in
connection with the performance of duties referred to in this agreement.
4. PROFESSIONAL FEE PLUS EXPENSES
This method of compensation is frequently used where there is continuing relationship involving a series
of Projects. It establishes a fixed sum over and above the reimbursement for the Architect's technical time
and overhead.
5. MIXED METHODS OF COMPENSATION
Standards of Professional Practice (SPP) provides for more than one method of compensation on a
project. Each project should be examined to determine the most appropriate and equitable method of
compensation.
6. MULTIPLE OF DIRECT PERSONNEL EXPENSES
The computation is made by adding all costs of technical services (man hours x rate) and then multiplying
it by a multiplier to cover overhead and profit.
