DEED OF ABSOLUTE SALE OF HOUSE

KNOW ALL MEN BY THESE PRESENTS:

That I, SAMSON A. TORRES of legal age, Filipino citizen and presently residing at
Phase 2C4, Blk 6, Lot 20-24, St. Monique Valais, Binangonan, Rizal hereinafter referred
to as VENDOR for and in consideration of the total amount of TWO HUNDRED FIFTY
THOUSAND PHILIPPINE PESOS (PHP250,000), the full amount of which is hereby
acknowledged to have been received by the VENDOR from the hand of MR.
EMMANUEL G. DEFENSOR and MRS. ROSSANA B. DEFENSOR, of legal age, Filipino
Citizens and presently residing at San Lorenzo Ruiz, San Roque (POB.), Antipolo City,
Rizal, hereinafter referred to as VENDEE by these presents do hereby SELL, TRANSFER,
and CONVEY by way of Absolute Sale unto the said VENDEE, their heirs, successors-in-
interest and assigns the herein described HOUSE, situated in Phase 2C4, Blk 6, Lot 18,
St. Monique Valais, Brgy. Pantok, Binangonan, Rizal, and covered by Transfer Certificate
of Title Nos. B-8441, B-8443, B-8445, and B-8447 respectively, still issued in the name
of Filmal Realty Corporation by the Registry of Deeds for the Province of Rizal, to wit:

plan. Beginning at a pt. marked 1 on plan, being xxx containing an area
of TWENTY NINE (29) SQUARE METERS.

of which the VENDORS are the legal and absolute owners of the one (1) above
mentioned property as per CONTRACT-TO-SELL executed between the VENDORS and FILMAL
REALTY CORPORATION.

WHEREAS, the said properties are subject of a Contract-to-Sell with the FILMAL REALTY
CORPORATION;

WHEREFORE, the VENDEE has hereby assumed to pay the remaining mortgage debt with
FILMAL REALTY CORPORATION, under the following conditions, to wit:

1. Effective _______________, the VENDORS have turned over to the VENDEE the
ownership and possession the above-mentioned property, together with the keys along with
the Special Power of Attorney signed and notarized on the same date.

2. Upon full payment of the purchase price of the said property by the VENDEE,
the FILMAL REALTY CORPORATION shall execute a Deed of Absolute Sale in favor of the
VENDEE, MR. EMMANUEL G. DEFENSOR and MRS. ROSSANA B. DEFENSOR, their assign or
successor-in-interest ceding, transferring and conveying the above-mentioned property, free
from liens and encumbrances.

The parties hereby express their commitment to religiously abide by, and
faithfully comply with, the terms and conditions of this deed.
