DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEDD is made and entered into by and between:

Burt E. Austria, Filipino of legal age, Filipino married to

Amorfina S. Austria and a resident of Cotabato City,
Philippines is hereinafter referred to as the VENDOR.

Ramos, of legal age, Filipino, single, and a resident of Block

25, , hereinafter referred to as the VENDEE.

WITNESSETH:

WHEREAS, the VENDOR is the absolute owner in fee

simple of that certain real property, a parcel of land situated
in Lot 31, Block 25 of the subdivision plan Psd-11-052308,
being a portion of Lot 1, Pcs-11-002330) situated in the
Barangay of Tugbok (Now Catalunan Grande) City of Davao
covered by Transfer Certificate of Title no. T-312739 issued
by the Registry of Deeds for the Province of Cotabato City
and which is more particularly described as follows:

A parcel of land of the subdivision project (Lot 31, Blk. 25 of

the subdivision plan Psd-11-052308, being a portion of Lot
1, Pcs-11-002330) situated in the Barangay Tugbok (Now
Catalunan Grande): City of Davao; Island of Mindanao.
Bounded as follows: On the N.. along line 4-1 by lot 32: on
the E.. along line 1-2 by lot 29, both of block 25: on the 9.,
along line 2-3 by Road Lot 25 (6.50 m. wide); on the W.,
along line 3-4 by lot 33 of block 25, all of the subd. Plan.
 Beginning at a point marked “1” on plan being N. 36 deg.

WHEREAS, the VENDEE has offered to buy and the VENDOR

has agreed to sell the above-described property for the
pricfe and under the terms and conditions set forth herein
below.

NOW THEREFORE, for and in consideration of the premises,

and more specifically of the sum of _____________,
Philippine Currency, the receipt whereof is hereby
acknowledged from the VENDEE in the entire satisfaction of
the VENDOR, the said VENDOR does hereby sell, transfer
and convey in a manner absolute and irrevocable, in favor of
the VENDEE, his heirs and assigns, the land above-
described.
