PART 1
Questions 1: Define what Plot Ratio is. What is the formula and the purpose of having this
planning mechanism?
1. The plot ratio is the ratio between the total floor area of a building and the building plot area
as measured between survey boundary lines or, if there are no survey boundary lines,
between temporary boundary lines, as defined by the Town and Regional Planning Act 1976
(act 172).
2. The plot ratio is the proportion of a piece of land's size to the amount of floor space that can
be constructed on it. Keep in mind, however, that plot ratios do not define a building's height.
Taller buildings can be constructed with less land area needed as the foundation.
4. Hence, if the local government approves a plot ratio of 1: 5 and the land area is 1,000 sqft the
development might account for 5,000 sqft of total floor space.
Formula for total floor space that can be built based to Plot Ratio of 1:5
Plot Ratio 1:5 = 1,000 sqft (land size) X 5 (plot ratio) = 5,000 sqft of total floor space can be
develop. By knowing we can build up to 5000 sqft and 60% of area for plinth area, the building
can be build up as calculate below:
5. Based to Halmi and Hasnizam (2018), Plot ratio requirements are one of the means of
development control in a particular area, and among its interests are:
i. Plot ratios can balance the convergence activities of the spaces and environment to
support human movement and ventilation
ii. Plot ratios can enable valid legal provisions in the By-Laws Uniform Building.
Furthermore, it can decide the layout and form of a township, particularly in the
commercial centre region.
iii. Plot ratios aid in the achievement of environmental quality, as well as the prevention of
congestion, sunlight barriers, and scenery. It can also control density and prevent
congestion of activity in a confined region.
iv. The plot ratio is also linked to height limitation, or the prohibition of skyscrapers that
do not fit in with the current development.

= 39,204 sqft.
Plinth Area for the particular site based to the 60% of the area are 39,204 sqft.
Questions 2(c): State the number of parking required
Parking lot standard requirement in this case = 1 car parking / 500 sqft + 10% visitors
Parking required = 315,000 sqft/ 500sqft + 10% Visitors
= 630 + 10% Visitors
= 630 + 63
= 693 Parking Lot
This development need to allocate 693 unit of car parking.
The number of parking allocated in the current scenario is not sufficient because the allocation of the
parking only consider for car parking only. The parking facilities should also take to the account the
allocation parking for motorcycle and also for disable parking lot. This is because the commercial area
not only visited by the people that using car, but also visited by people that come using motorcycle
and also disable parking lot need to be provided and place at suitable location.
PART 2
Questions 1: Sketch and label the plinth area of piece of land with the following detail
Rectangle shape land with and acreage of 1 acre (or 43,560 sqft)
The built up area (For Building Only) proposed on the land is 0.5 acre (or 21,780 sqft)
Front Setback is 40 feet, side and rear setback is 20 feet.

Hence, the Gross Plinth Area for this site are 50%.
Questions 2: If the proposed plot ratio allowed is 1:3, calculate the gross floor area in
square feet.
Gross Floor Area = Land Size X Plot Ratio
= 43,560 sqft X 3
= 130,680 sqft
Hence, the Gross floor area for 1.00 acre and plot ratio of 1:3 is 130,680 sqft
