ATTORNEY-IN-FACT, for us and in our names, place, and stead, to do and perform the following acts
and things:

1. To sell our Two (2) parcels of land both situated in Brgy. PLanas, Porac, Pampanga, and
covered by Transfer Certificates of Title (TCT) Nos. 10474 (CLOA No. 00465610) and
10468 (CLOA No. 00465611), to any third person or entity in any amount and under such
terms and conditions which our said attorney-in-fact may deem reasonable and proper to us;

2. To make and sign documents and papers necessary for the fulfillment of the above-stated
purpose;

3. To sign and execute GENERAL POWER OF ATTORNEY at ELSAL VENTURE OPC /

ERNESTO SALAS 4/F UNIT 403, ONE MAGNIFICIENT MILE-CITRA BUILDING,
SAN MIGUEL AVE. ORTIGAS CENTER PASIG CITY any and all documents of sale,
transfer or conveyance of the aforementioned property;

4. To do and perform any other acts or things with the object and intention complete
satisfaction of the powers and authority herein given.

HEREBY GIVING AND GRANTING unto our said Attorney-in-fact the authority which may be
necessary or requisite to be done in and about premises to all intents and purposes as we could
lawfully do if personally present and acting in person. HEREBY RATIFYING AND CONFIRMING
