That we, PATRICIA NOELLE C. IGNACIO, of legal age, Filipino,

single; MA. CRISTINA C. IGNACIO, of legal age, Filipino, single; EDGAR
C. IGNACIO and ADELEO C. IGNACIO, both minor and single, Filipinos,
represented herein by their father, LEONIDES A. IGNACIO, all with postal
address at Block 5, Lot 67, Timber St., Greensborough Subd., Brgy.
Sabang, Dasmariñas, Cavite, do hereby name, constitute and appoint
RAYMUND J. VILLENA/JOSEPH MARIO V. CASTILLO, both of legal age,
Filipinos, with postal address c/o HM RAMOS AND ASSOCIATES LAW OFFICE
located at Rms. 301-303 3/F Erlag Bldg., 102 Esteban St., Legazpi
Village, Makati City, for and in our name, place and stead and for our
own use and benefit, to do and perform the following acts and deeds,
namely:

1. Process the sale of Transfer Certificate of Title No. 057-2014069285

of the Register of Deeds for the Province of Cavite to us from
Lolita M. Facundo, with the marital consent of Ernesto L. Facundo;

2. Payment of the Capital Gains and Documentary Stamp Taxes and secure
the Certificate Authorizing Registration;

3. To process the transfer and registration of TCT No. 057-2014069285

of the Registry of Deeds for the Province of Cavite from the present
owner to us;

4. To get a Tax Clearance covering the abovedescribed real property;

5. To execute, sign and deliver any and all kinds of deeds, papers,
documents or instruments proper and necessary in order to carry into
effect the above power and authority;

6. To do and perform all other matters pertinent and relevant to the

above-given authority.

GIVING AND GRANTING unto our said Attorneys-in-Fact full power and
authority to do and perform every act and deed whatsoever is requisite
and necessary to be done in and about the premises as fully to all
intents and purposes as we might or could do if personally present; and
HEREBY RATIFYING AND CONFORMING all that my said Attorney-in-Fact shall
lawfully do or cause to be done by virtue of these presents.
