ARCHITECTURAL

SPECIFICATIONS
Architectural Specification

Project : One Unit Housing Project


Location : Gusa, Cagayan de Oro City
Owner : Juan Dela Cruz

I. GENERAL REQUIREMENTS

1.0. Examination of Premises:

I.1. The contractor shall carefully examine the premises before


submitting any bids, to enable him to have a full knowledge
of conditions existing thereon.

2.0. Execution, Correlation and Intent of Documents

2.1. Notify the Architect immediately for clarification in case of


discrepancies in plans and specifications.

2.2. Execute work as per agreement, making no changes or


Deviations there from without the Architect’s prior permission or
Approval in writing.

2.3. The Contractor shall verify and check all documents particularly
the dimensions of the plans. He will be held responsible in case
of any discrepancy that may be discovered during the progress
of the work.

2.4. Keep at project site in good order and condition one set of the
approved plans, specifications, supplementary drawings and
instructions.

3.0. Shop Drawings :

3.1. The Contractor shall submit shop drawings, product data and
Samples specified herein or as requested by the Architect.
4.0. Changes :

4.1 The Architect and the owner reserve the right to make
alterations and additions, including omissions or changes
during the progress of the work. The same shall be carried out
without in any way vitiating or violating any agreement, and
whatever amount would be necessary entailed in the cost of
labor or material, or both, shall be added to or deducted from
the original contract price.

5.0. Construction Work Schedule :

5.1. The Contractor shall, within four (4) days from date of receipt
of award, prepare and submit four copies of Construction Work
Schedule approved by the Architect.

5.2. The Construction Work Schedule shall be prepared in the form


of a time-scaled and activity-oriented network diagram showing
the interdependence of activities, sequence of work, procurement
of critical materials, fabrication of special materials and
equipment, and their installation and testing.

5.3. The approved Construction Work Schedule shall be the


schedule to be used and followed by the Contractor and the
subcontractors for planning, organizing and directing works of
the Project, and shall be up-dated whenever necessary by the
Architect.

6.0. Building Laws and Regulations :

6.1. All materials, including the manner of their applications, shall


conform strictly with the building laws and ordinances of the
locality. The Contractor or Administrator shall be held
responsible for any violation of the said laws and regulations,
and shall make all work acceptable to the Architect.

6.2. The Contractor or Administrator shall be held responsible for


strict compliance with existing labor laws and regulations and
shall hold the owner free from any responsibility in connection
therewith. He shall also pay all taxes, licenses and fees due
the Government, both National and Local, arising from his
work in this project.
7.0. Samples :

7.1. Submit samples of materials specified and proceed with the


work with the use of materials procured on the basis of the
approved samples.

8.0. Defective or Improper Work :

8.1. All works or materials not acceptable to the Architect shall be


removed immediately and replaced with approved work or
materials, without extra charge. All condemned materials shall
be taken away from the premises without unnecessary delay.

9.0. Clearing and Cleaning :

9.1 Upon completion, the building and its premises shall be


cleared and cleaned as directed by the Architect, and made
ready for immediate occupancy.

10.0. Manner of Payment :

10.1. Payments to the Contractor shall be based on his periodical


accomplishment, subject to verification and approval by the
Owner and Architect.

11.0. Retention from Partial Payment :

11.1. Partial payments shall be subject to a ten percent (10%)


retention, and all retained amounts shall be refunded upon
satisfactory completion of the work.

II. SCOPE OF WORK

The work stipulated under this section shall consist of furnishing all materials,
labor, plant, tools and equipment necessary for the satisfactory performance of the
following phases of construction :

B. CARPENTRY

1.0. General

1.1. The work under this division shall include all labor,
materials,
equipment, plant, tools and other facilities and the satisfactory
performance of all work necessary to commence and complete
carpentry, joinery and cabinet works shown on the drawings
and specified therein.

1.2. Lumber shall be thoroughly dry, well seasoned and free


from
large, loose or unsound knots, saps shakes that may affect its
strength, durability or appearance. Framing lumber shall be of
rough dimensions shown on the drawings. All exposed
woodwork like jambs, handrails or wood bands shall be
smoothly dressed.

1.3. Lumber shall be protected and kept under cover both in


transit
and at job site, and shall be carefully piled off the ground and
protected from weather.

2.0. Materials

3.0. Execution

3.1. Work shall be assembled at the mill in so far as practical


and
delivered ready for erection. When it is necessary to cut and fit
on the job, materials shall be made with ample allowance for
cutting.

3.2. Mortise and tenon joints shall be used for all framing work.
3.3. All lumber placed on, or attached to concrete or masonry
surfaces shall be adequately secured with 12 mm diameter
anchor bolts spaced not more than 1.0 m.o.c. for plates, and
0.60 m.o.c. for corbels, along contact surfaces. All wooden
jambs and other wooden parts attached to concrete or
masonry shall be rigidly set in place with 62 mm (2-1/2”) o.c.,
nails along contact surfaces, or nailed to wooden pegs
embedded in concrete or masonry.

3.4. Work shall be in accordance with detailed drawing and


measurement taken at the job site.

3.5. Exposed surfaces shall be machine or hand sanded to a


smooth surface ready for finish.

3.6. Exposed nails shall be counter sunk.

3.7. Curved work shall sprung from solids, not kerf sawn.

2.0. Materials

II.1. Doors

II.1.1. Main Entry : shall be Flush door 0.80 x 2.10 with


Pre-cast Conc.Door Jamb, Flush door 0.70 x 2.10
with Pre-cast Conc.Door Jamb, PVC door 0.60 x
2.10..

II.2. Locksets shall be Yale brand or an equal approved by the


Architect.

1100 PAINTING WORKS :

1101 GENERAL CONDITIONS :

a) The Contractor shall furnish all items, articles, labor, equipment, tools and
all materials and shall perform all operations necessary for the completion
of all painting & varnishing work in accordance with all approved &
professional methods for this type of work.

b) Submit itemized proposal indicating type of paints enamel, lacquer,


varnish, tints, sealers etc. To be used for all types of surfaces to be
treated.
