SECTION 01100 (CONSIDERATIONS)
1.0 GENERAL
1.1 Scope
1.1.1 The construction of the project shall achieve a complete finishes on
time according to the different schedules assigned on every particular
works. The General Contractor particularly the Project-in-charge of
construction shall be responsible on the obligations they handled.
1.1.2 All parts of the construction shall be finished with first class
workmanship to the fullest talent and meaning of the plans and the
specifications, and to the entire satisfaction of the Project-in charged
and the Owner/s.
1.1.3 Any defective material or poor workmanship shall be replaced or
improved by the General Contractor without additional cost for the
Owner.
1.1.4 The Construction shall conform to all the requirements of the
National Building Code of the Philippines, as well as the Rules and
Regulations of the locality.
1.2 Submittals
1.2.1 The complete working drawings shall consult first to the
Owner/Client for verification prior to changes that the client
preferred before the submission of the final design.
1.2.2 The owner shall submit five (5) copies of (A3) of complete working
drawings (signed and sealed by the Architect) of the Proposed
Project to the Building Official of the city hall subject for inspection
for the Proposed Project Location for the issuance of Building Permit
and prior for execution.
1.2.3 Provide 1 copy of complete working drawings made signed and
sealed by the Registered Professionals to the Contractor for a pattern.
1.2.4 The Original Plans shall remain to the Architect. (Intellectual
Property) Under Section 33 of R.A. 9266. Ownership of plans
specifications and other contract documents.
1.2.5 Provide 1 copy of complete working drawings made, signed and
sealed by the Registered Professionals to the Client/Owner.
1.3 Protection & Storage
1.3.1 The complete working drawings (a3) given by the licensed Architect
to the Contractor shall be placed in the dry secured places for
protection.
1.3.2 Those other additional requirements, details, estimation and
specifications needed for the execution of the project shall strictly
secure and keep clean and neat as possible.
1.4 Payment
1.4.1 For deduction or addition on the contract sum due to deletion or extra
work involved, the owner shall pay the exact amount of expenses
given by the General Contractor by estimation needed in the
execution of the project.

1.4.2 The Owner shall fully understand the amount of expenses regarding
to the details and designs that he/she wants in their agreement.
The Owner shall be responsible on the schedules of payments of all the materials needed
from the very start of the construction to finishing.
2.0 PRODUCTS
2.1 Materials
2.1.1 Quality – All construction and finishing materials shall be come
from the first class and best quality products recommended by the
Architect.
2.1.2 Accessories – Provide strong and durable tools, and equipment and,
damage free.
2.2 Labelling
2.2.1 All construction materials and tools which have the same purpose in
a similar part of construction shall be placed together in one box and
put aside the place where is nearer to the part where the activity can
exist.
2.3 Storage and Protection
All construction materials, tools and equipment’s shall keep in dry places and
store in the cabinet.
3.0 EXECUTION
3.1 Preparation
3.1.1 The General Contractor shall set the schedule of works to be
accomplished on each work from the very start of the construction
until finish in a fast manner.
3.1.2 The General Contractor and the Constructor shall be responsible for
time management of every construction work.
3.1.3 They shall set a time which is free from any commitment except for
the project matters.
3.2 Construction Workers
3.2.1 Workmanship – The construction workers that the General
Contractor and the Owner assigned must be a hardworking laborer
and willing to give their best workmanship to the fullest ability to
achieve the best outcome of works.
3.2.2 Availability – All workers shall give their full time in their respective
works.
3.2.3 Good follower – Every carpenter and other workers shall obey and
respect any decision of the Project-in-charge and the Owner
regarding the Construction.

1.1 Scope
1.1.1 The building site shall be levelled according to the plans, and cleared
of rubbish, roots and other perishable and objectionable matters to a
suitable grade.
1.1.2 Such unsuitable materials shall be spread over the areas adjacent to
the proposed building, or disposed of as may be directed by the
Project-in-charge of the construction.
2.0 PRODUCTS
Staking- use 2” x 2” good lumber with pointed edge as stakes.
3.0 EXECUTION
3.1 Preparation
3.1.1 The Project-in-charge shall be responsible to supervise the activities.
3.1.2 The Owner shall have at least 5 workers to start clearing the site.
3.1.3 The Owner and the Project in charged shall be responsible for the
provision of materials equipment’s needed to start the preparation.
3.1.4 Clean-up is necessary.

The Project-in-charged and the Owner shall be responsible to manage this activity and
supervise the construction workers.
4.0 EXECUTION
3.1Preparation
3.1.1 There will be 8 workers assigned by the Owner and the Project-in-charged who work in
the field of excavation.
3.1.2 The 8 workers shall start the excavation as early as possible.
3.1.3 The 8 workers shall work manually and continually in a hardworking process until they
reached the 2.0 meters depth from Natural Grade Line of the foundation for column and wall footings.

DIVISION 03 CONCRETE
SECTION 03100 (CONCRETING/CONCRETE WORKS)
1.0 GENERAL
1.1 All concrete shall be mixed thoroughly until there is a uniform distribution of the cement
and aggregates. The concrete shall be deposited as early as practicable to its final
position, care being taken to avoid segregation of the ingredients.
2.0 PRODUCTS
Lumber Forms: Use only 2” x 3” coco lumber forms or larger.
Ply forms: shall be 12mm thick of marine type or phenolic form boards. Submit samples
for approval.
Release- agent: shall be a derived from petroleum products at a specified mix.
Common Wire Nails: locally available CWNs are acceptable.
Scaffolds: H frames, A-frames, metal adjustable shoring jacks shall be provided as
necessary.
Slab form: shall either be 12mm marine plywood or 12mm phenolic form board.
Stair Forms: shall be 18mm thick marine or phenolic form board.
Rebars
Anchors: use anchor bolts with corresponding plating. Alternatives are allowed. Submit
alternative samples for approval. Anchors embedded in the concrete shall be a minimum of
12mm diameter bar buried 0.60m in concrete, and shall be full-welded to adjacent rebars.
Bend the end of anchor bars at least 150mm.
Portland cement
Brands: Portland cement from manufacturers such as Holcim cement brand, Eagle Advance
cement brand, Northern Cement brand, Republic cement brand, La Farge cement brand are
ALL ACCEPTABLE.
Packaging: Use cement in 40kgs packaging. Apply waterproofing admixture such as Sahara
Waterproofing (ratio 1:1) for exposed suspended slabs and toilet and bath suspended slabs,
following the recommended application.
Cast-in-place concrete
CIP: to prepare the CIP use S-1 as fine aggregate, use G-1 or crushed rock as gravel
aggregate. Use only clean or potable water.
Concrete Mix. Use ONLY Class A concrete for beams, slabs, columns, and all members
subject to bending stresses. Usage of Class B mix shall ONLY be allowed for members NOT
subject to bending stresses.

Cement. Use Holcim Brand Cement (or alternatives) Type IA Normal, which comes in
40kgs bags. See to it that the cement is properly stored and handled, avoiding damp and
moisture by elevating the stack of cement in storage as prescribed by the manufacturer, and
prohibiting laborers from suddenly dropping the bags.
Aggregates. Use washed (stock-piled) sand and gravel, Crushed or processed rock aggregates
are preferred.
Mixing Method- Use machine mixing method to prepare the cast-in-place concrete/ Hand
Mixing may be allowed for masonry/plastering works only.
3.0 EXECUTION
1.1 Examination and Verifications of Conditions
1.1.1 The condition of the field shall be supervised first by Project-in-
charged and the Owner by means of paying attention to the full
condition of the site.
1.1.2 The verification of complete construction workers responsible
for the concrete works is highly recommended before the
executions of works.
1.2 Procedure
1.2.1 Water to be used for mixing concrete must be clean and free
from injurious amounts of oil, acids, salts, alkalis and other
organic materials.
1.3 Cleaning
1.3.1 All trash and other eyesore shall be strictly disposed after
concreting works before the next steps.
3.0 EXECUTION
3.1 Preparation

3.1.1 The fine aggregates for concrete shall consist of natural sand or of
inert materials with similar characteristics, having clean, hard and
durable grains, free from organic matters or loam.
3.1.2 The coarse segregate for concrete shall consist of crushed rock of
durable qualities, or clean and hard gravel. Size of the coarse
aggregate to be used shall vary from 200mm to 40mm (3/4” to 1 ½“).
3.2 Direction
3.2.1 Concrete slabs on fill shall be poured on well-compacted and
thoroughly tamped earth fill with a layer of gravel bed. Each concrete
slab course to be poured shall not be more than 1 meter wide, with
each course poured alternately to the indicated floor finishes.
3.0 EXECUTION
3.1 Directions
1.1.1 All forms for concrete works shall be properly braced or tied
together so as to maintain the correct positions and shapes of the
concrete members. Forms shall be constructed sufficiently tight
to prevent bulging and seepage of water.
1.1.2 Forms shall not remove until the concrete has attained sufficient
strength to support its own weight and any loads that may be
placed on it. Side forms of beams and girders may be removed
earlier than the bottom forms but additional posts or shoring must
be placed under them until they have attained their strength.

3.0 EXECUTION
No metal reinforcement shall be installed unless it is free from rust, scale or other
coating which will destroy or reduce the bond with concrete.

DIVISION 04 MASONRY
SECTION 04100 CONCRETE HOLLOW BLOCKS
1.0 GENERAL
1.1 Scope
Concrete hollow blocks to be used in this project shall be CUSTOMBUILT. Any other brand
or equal quality readily available in the locality shall approved by Project Owner.
2.0 PRODUCTS
2.1 Materials
The cells of concrete hollow blocks to be laid shall be filled with 1:3 cement mortars (1 part
Portland cement and 3 parts sand, by volume). They shall be reinforced with 12mm diameter round
deformed bars every 3 blocks each way.
The cement plaster mixture for masonry walls shall be 1:3 (1 part cement, and 3 parts sand,
by volume).
Sized of concrete hollow blocks shall be 5”x8”x16” for all the Ground Floor.
Rebar: The reinforcement of each and every wall, unless otherwise stated, shall be as follow:
10mm diameter DSB spaced at a 600mm x 600mm grid. Use 400mm x 600mm grid where
common sense dictates.
Plastering works: use 1:2 cement to sand ratio (by volume) for plastering.
Mortar topping: shall be at a ratio of 1:3 cement to sand ratio (by volume). Mortar topping
or binder must be laid in such thickness that will ensure 200mm spacing of each component
blocks of successive masonry courses.
3.0 EXECUTION
3.1 Preparation
3.1.1 All hollow blocks shall be executed first in the field before the installation
starts.
3.2. Clean-up
3.2.1 Materials shall be kept clean before the next activity.
3.2.2 The place must be clear and neat.

DIVISION 05 METALS
1.0 GENERAL

MATERIALS:
TRUSS: Use only 2” x 2” x 3/16” angle bars for all members, unless otherwise specified.
(VERIFY STRUCTURAL ANALYSIS) for section thickness.

SAG ROD: Use 9-12mm diameter smooth round bar as sag rod. Use 9-12mm diameter
smooth round bar as diagonal bracing and provide turnbuckles of appropriate size to apply
correct amount of tension to the system.
PURLINS: Use 50mm x 75mm x 1mm-1.2mm C-Purlins.
COATING: Use Red Epoxy Primer for corrosion protection of assembled structure.
WELDING: Use welding rods or equal of appropriate type. Submit alternative samples for
approval. All weld seams in the structural system shall be full weld.
All metal security grilles shall be owner-supplied, and minimum of such sturdy construction
fit for its intended function. Verify contract (particularly BOM) if such features are included.
All security grilles located on the front façade shall be mounted inside, everything else may
be mounted outside. All security grilles must be OPERABLE.
ROOFING SYSTEM
Roofing sheet Use 0.4mm thick metal roofing sheet. Submit samples for approval.
Bended metal accessories except gutter flashing- use 0.4mm thick4’ x 8’ pre-painted
plain sheet. Submit samples for approval.

Gutter Flashing Use bended gutter flashing from 0.4mm thick 4’ x 8’ pre-painted
plain sheet. Submit alternative samples for approval. SINGLE GUTTER ONLY.
Tekscrew Use 2 ½” tekscrew as roofing sheet fastener. VERIFY SIZE
Blind Rivet Use 5/32 x 7/16” blind rivet as bended metal accessory fastener.
VERIFY SIZE
Sealant: Use Super Vulcaseal brand as sealant, especially in inside the gutter
applications. DO NOT use silicone sealant to pre-painted roofing, and DO NOT use
the Vulcaseal where it is prominently exposed- such as the outside of gutter. Submit
samples for approval.
Touchup paint Use color-matched touch-up paint to hide the heads of fasteners and
sealant. Submit sample for approval.
Gutter drain screen: use matching drain screen such as perforated PVC pipe or
manufactured GI drain screen. Submit sample for approval.
Gutter leader/ downspout: use 3” diameter PVC pipe as downspout conductor,
embed in concrete-works if possible.
Spandrel: (optional) Use only minimum of 0.4mm thick spandrel from trusted
brands. Submit sample for approval.
WATERPROOFING SYSTEM
INSULATION (OPTIONAL)
Door frames- All wood door frames shall be delivered prior to and dry-fitted with ongoing
masonry works. It shall be handled and stored in such careful manner that will prevent

distortion that may translate if fitting issues later on. It shall also be painted during the
finishing work so as to avoid damage if painted earlier.
All door hardware shall be of appropriate type for its intended usage and shall be of quality
make.. Use minimum of three pieces per door panel.
EXECUTION
2.2 The installer of Doors and Windows shall strictly read the instruction procedure for the
installing of the chosen product for doors.

DIVISION 09 FINISHES

1.0 GENERAL

INTERIOR MASONRY: 3-coat paint system, base coat: Boysen Permacoat flat
latex, top coats: Boysen Permacoat Matte/ Semi-gloss. Use 16-liter packages.
EXTERIOR MASONRY: 3-coat paint system, base coat: Boysen Permacoat flat
latex, top coats: Boysen Permacoat Semi-gloss. Use 16-liter packages.
Elastomeric finish may also be substituted in place of acrylic finish.
INTERIOR CEILING: 3-coat paint system, base coat: Boysen Permacoat flat latex,
top coats: Boysen Permacoat Matt/ Semi-gloss. Use 16-liter packages.
EXTERIOR CEILING: 3-coat paint system, base coat: Boysen Permacoat flat
latex, top coats: Boysen Permacoat Semi-gloss. Use 16-liter packages.
FENCE: use Elastomeric paint from Boysen Pacific Paint brand or Davies Paint
brand. Follow recommended usage. Use 16-liter packages. NOTE: FENCE IS NOT
INCLUDED IN THE CONTRACT

METALWORKS: use epoxy primer as base coat, apply QDE topcoat. Use Boysen

PAINT THINNER shall be unspecified. Submit sample for approval.

3.0 EXECUTION
Before any painting is done, all surfaces shall be cleaned, smoothed and freed from
dust, dirt, grease, oils, loose mortar, rust and other foreign substances that may contaminate
the paint and compromise the finish. All parts where paint remover has been used shall be
washed off with paint/ lacquer thinner. All paint shall be spread/ applied evenly and carefully.
All paint and paint materials shall be delivered to the building site in unbroken
packages, bearing the marks of the specified brand. No adulteration of specified paints with
other brands shall be allowed
GARAGE FLOOR FINISH: Use rough texture, plain cement topping or non-skid tiles.
FLOOR TILES (bathroom): Use 400x400mm ceramic floor-grade tiles, strictly follow the
tile layout plan and verify size and color to Architect. Submit sample for approval.
WALL TILES (bathroom): Use 300x600mm ceramic wall tiles, strictly follow the tile
layout plan and verify size, design and color to Architect. Submit sample for approval.
NOTE: The height of wall tiles shall be 1.20m from floor finish to top edge.
TILE ADHESIVE: Use ONLY tile adhesive for setting the tiles. NEVER use Portland
cement. Apply as is and do not mix with Portland cement. Submit sample for approval.
TILE GROUT: Apply as is. Do not mix the grout with Portland cement. Submit sample for
approval.
TILE GROUT SEALER: Use tile grout sealer to protect tile grout, apply as recommended
by the manufacturer. Submit sample for approval.
3.0 EXECUTION
3.1 Preparation
3.1.1 Prepare the Tile Adhesive and the Tile Grout.
3.2 Installation
3.2.1 The worker shall apply first the Tile Adhesive. Next is the Tile Adhesive.
Next is the Floor Tiles.

DIVISION 15 MECHANICAL
SECTION 15100 (PIPES)
1.0 GENERAL
1.1 ROUGHING – IN
a. Provide a complete installation of waste and vent piping system from fixtures to sewage
system and water supply piping to all fixtures. Complete proper installation of pipe for
underground gasoline tank.
b. Complete installation in all cases to conform strictly to Philippine Sanitary and Plumbing
Code Standard practice, under the direct supervision of a licensed Sanitary Engineer.
2.0 PRODUCTS
2.1 FIXTURES AND ACCESSORIES
All Products/Items shall conform to the chosen product of the Architect/Owner.

AIRCONDITIONING SYSTEM is NOT included within the scope of this project. Air-
conditioning shall be owner-supplied and installed. Air-conditioning subcontractor shall
coordinate roughing-in, as plumbing system shall include air-conditioning requirements.
Exposed refrigerant lines are NOT acceptable.
FIRE-SPRINKLER SYSTEM is NOT included within the scope of this project. FSS shall
be owner-supplied and installed. FSS subcontractor shall coordinate roughing-in. Exposed
FSS lines are NOT acceptable.
PLUMBING
PIPES AND ACCESSORIES: Use PVC Pipes and accessorie for sewerline- Emerald brand
or Neltex brand. Use series-600 for above grade and series-1000 for below grade installation.
COLD WATER LINE: Use PPR fusion weld pipe for COLD WATERLINE.
HOT WATER LINE: Separate HOT WATERLINE shall be OWNER-SUPPLIED.
STORM DRAIN PIPE: Use 6” diameter concrete pipes for storm water drainage. PVC pipe
of same capacity shall be allowed as an alternative. Any alternative shall be approved
provided that samples are to be presented.
FLOOR DRAIN: Use stainless steel floor drain.
GREASE TRAP: Cast-in-place concrete, with steel grating cover, fabricate on site.
LAVATORY: Use ceramic lavatory, verify design, size and color. Submit sample for
approval.
WATER CLOSET: Use ceramic water closet, verify design, size and color. Submit sample
for approval.
ANGLE VALVE 2 WAY: Submit sample for approval. Use economical type.
BIDET HOSE: SHALL BE OWNER-SUPPLIED.
PAPER ROLL HOLDER: Use ceramic (economical) type. Submit sample for approval.
SHOWER SET: Use telephone type chrome plastic shower (economical).
SOAP DISH: Use ceramic (economical) type. Submit sample for approval.
UTILITY FAUCET: Use generic (economical) type. Submit sample for approval.
HOSE BIBB: Use generic (economical) type. Submit sample for approval.
CONCRETE CATCH BASIN COVER: retractable steel handle, fabricate on site
SEPTIC VAULT CONCRETE COVER: with retractable steel bar handle, fabricate on site
3.0 EXECUTION
3.1 PROJECT SPECIFIC REQUIREMENTS
PART INCLUDES
1. Furnish all labor, materials, tools and equipment and perform all services and
operations necessary for the complete supply and installation of toilet accessory items
indicated on drawings.
SUBMITTALS
1. Product data and installation instructions.
2. Schedule indicating types, quantities, sizes, and installation locations (by room) for
each toilet accessory item for project.

3. Setting drawings where cutouts are required in other work, including templates,
substrate preparation instructions, and directions for preparing cutouts and installing
anchorage devices.
QUALITY ASSURANCE
1. Inserts and Anchorages: Furnish accessory manufacturers' standard inserts and
anchoring devices that must be set in concrete or built into masonry. Coordinate
delivery with other work to avoid delay.
PROJECT CONDITIONS
2. Co-ordination: Co-ordinate accessory locations, installation, and sequencing with
other work to avoid interference with and ensure proper installation, operation,
adjustment, cleaning, and servicing of toilet accessory items.
DELIVERY, STORAGE AND HANDLING
1. All accessories shall be delivered at the job site completely packaged with all
necessary screws, bolt, miscellaneous parts, instructions and installation templates.
Each package shall be properly labeled.
3. All accessories shall be stored in a dry, secure area, in a manner to facilitate sorting,
checking and unpacking.
SEWERAGE
1. All above grade sanitary fixtures are drained by gravity to the external sewerage
network through inspection chambers.
STORM AND WASTE WATER DRAINAGE SYSTEM
1. Storm and waste water discharge at the roof level and above grade is collected piped
down and connected to the external storm water storm system.
2. Below grade drain will be directed to local drain pits which in turn will pump the
drain to grade level via submersible pumps, then discharged by gravity into the
external system.
3. Car Park drainage will be directed to the external storm water system through oil
interceptors.

4. All copper alloys used in the manufacture of chrome fittings shall be dezincification
resistant type.
2.0 PRODUCTS

1.0 GENERAL
1.1 Consideration
1.1.1 The electric materials to be used shall consult first to the Professional
Electrical Engineer or Master Electrician before using the materials.
2.0 PRODUCTS
The Following are the specifications of the electrical works and materials to be used:

Wiring (Chosen Product came from the Owner/Architect)
Plate Covers (Chosen Product came from the Owner/Architect)
Panel Board (Chosen Product came from the Owner/Architect)
NOTES:
Switches
Switches shall be installed in exact location as described in the plan. Each switch shall only
serve the particular fixture as described in the plan. Use ROYU brand classic.

Special Switches
3-way and 4-way switches (additional item): Shall be installed at the approach and
departure of every stairs,. All 3-way and/or 4-way switches shall be of quality and approved
type and make. Present sample/s to Architect for approval when using other option. Use
ROYU brand classic type.
Receptacles:
Use generic screw-on exposed type plastic receptacles for all EFL/CFL. Use ROYU or
Firefly.
Convenience Outlets
Shall be of quality and approved type, and make. Use only universal types for new
installations. DO NOT locate any convenience outlet within the compartment for the LPG
tank (inside the kitchen’s base cabinet) nor directly underneath an angle valve (such as inside
base cabinet underneath kitchen sink).
Mount the CO at a minimum height of 0.30m O.C. from the finish floor level. Mount the CO
at least 150mm O.C. from countertop height or desk height it serves. Where CO’s will be
located outside, refer to the next:
Air-conditioning Outlets: Shall be of quality and approved type and make. Submit sample
for approval. Use ROYU brand classic series. All air-conditioning units shall have a separate
circuit and NO other appliance/s of any sort is allowed to share the circuit.
Data Outlets: telephone and TV cable outlet shall be of quality and approved type and make.
Cheaper alternative such as Royu is allowed provided that samples are submitted for
approval.
3.0 EXECUTION
3.1 Preparation
The preparation for installing the electrical materials shall be done by the
Constructors under the direct supervision of the Project-in-charge, Owner and by the
Electrical Engineer.

a. Perform work in strict accordance with the National Electrical Code, local power
company rules and regulations under the direct supervision of a licensed Master
Electrician.
b. All material, appliances and fitting to be of type and manufacture approved by the
American National Board of Wire Underwriters

WIRING SYSTEM
a. PVC conduit type for concrete masonry walls.
b. Provide flush type receptacles for wall outlets and switches. Prepare ceiling outlets to
receive any type of lighting fixtures.
