SNAGGING REPORT
FOR
Description
This report provides details of a visual inspection of the property detailed on page 1 to check the quality of
workmanship against construction standards. It covers interior and exterior areas of the property. Areas not
inspected, for whatever reason, may be indicated in the report but we cannot guarantee that these areas are free
from defects.
Limitations
The inspection is restricted to those parts of the building which are visible, accessible, or uncovered at the time
of inspection. We have not removed paneling, furniture or floor coverings, and external features are viewed from
available vantage points at ground level. We cannot therefore report on any unexposed or inaccessible parts of
the property to confirm whether they are free of defects, and this report does not address the structural condition
or construction detailing of unexposed areas of the property.
Compliance with regulations and adequacy of design and efficiency of mechanical & electrical services can only
be assessed by testing by suitably qualified specialists. We can therefore only provide an informal opinion where
we find evidence of any visible defects.
We have not recommended remedial actions necessary to rectify any defects identified, as a competent building
contractor should be aware of the requirements to be able to carry out these works based on information
contained in this report. Defects which are deemed to be accepted as part of the natural drying out or settlement
process (e.g., shrinkage cracks) may not have been included in this report, however, where these defects have
occurred the Housebuilder should rectify them.
