2.5 10% of the Contract Value will be paid by you after installation and commissioning.
2.6 10% of the Contract Value will be paid by you during handover.
2.7 Failure to fulfill obligation/responsibilities as per clauses in this contract, you shall be liable to pay
interest @ 20% per annum from the day of default.
2.8 For the purpose of payment each elevator shall be treated as an individual contract.

3.0 VALIDITY: Our price is valid for a period of 30 days from the date of this offer.

Equipment Description
5.0 Car Operating Panel, Frame and Door :
5.1 Face Plate : Stainless steel.
5.2 Button : Push Button. The Car Operating Panel having push buttons and
Switches for the following purposes mainly.
a) Floor button with built in call register lamp.
b) Upward & Downward indication.
c) Emergency Alarm bell.
d) Emergency Stop Switch.
5.3 Car Frame : Cars shall be carried in a steel car frame sufficiently rigid to
withstand the operation to the car. The frame is made up of
standard quality structural steel.
5.4 Landing doors : The Landing doors would be Stainless steel Automatic operating
with gate locks.
& Each landing door would Stainless steel
Car door provided with Automatic operation operated by coupling on the
car door and will prevent the movement of the car away from the
landing unless both doors (Car & Landing) are closed and
locked. The interlocks would be designed to prevent opening of
the door except at lading at which the car is stopping or has
stopped.
6.0 Operation, Drive and Others :
6.1 Operation / Usage : The down selective collective system. The Lift stops
automatically in the order of traveling at the floors where calls of
that direction are registered and upon answering all calls, it
reverses its direction to answer calls for opposite directions.
6.2 Motor : The motor will be a 3 phase, 400 volt (±10%), 50 Hz induction
motor.

6.3 Machine : Machines should be designed to perform efficient lift service. It


should contain well polished worm gears connected to an exile
all mounted in an oil reservoir to prevent machine fractions and
allow smooth running. It is to be technically equipped with
automatic oil lubricators all housed in a well locked cast iron
frame. Special insulators are to be placed under the machine
frame to prevent vibration as lift runs. The complete unit consists
of winding gear, traction sheaves, hoisting motor and
electromagnet D.C voltage operated holding brake all mounted

isolation pads against sound transmission.

7.0 Inspection control : Car top Maintenance station with

7.0 Hoist-way Electrical and Mechanical Materials :


7.1 Traveling cable : Traveling cables with multi-core conductors adequate in size
and numbers.
7.2 Car and counterweight
guide rails : T-section guide rails shall be used for guiding car and
counterweight throughout their travel.
: Guide rails shall be of carbon steel.
7.3 Hoisting ropes : Bright steel wires ropes with fibber cores designed especially for
traction purposes. The rope will be Usha Martin made.
7.4 Counterweight : The car weight and half the contract load are balanced by the
counterweight.
7.5 Electrical Installation : In the machine room and shaft in suitable duct / conduits.
7.6 Buffer : Energy absorbing buffer mounted in the pit beneath the car and
counterweight. Spring type buffer.
7.7 Speed Governor and
Safety Gear : If the permissible speed is exceeded during downward travel for
any reason, the safety gear actuated by the speed governor,
stops the car quickly and safely.

8.0 The following safety devices shall be included :


8.1 Phase protection device : The open phase causes the motor to run inefficiently and the
reverse phase causes the elevator to run in reverse direction.
This device detects these conditions and stops the elevator.
8.2 Door interlock switch : Stops the lift if the all doors on all floors are not closed and
latches the all doors when the lift is not stopped on that floor.
8.3 Emergency brake : If the car begins to travel at excessive speeds, the governor
activates these brakes, which grasp the guide rail, bringing the
car to a safe stop.
8.4 Magnetic brake : If the motor stops turning, a spring is activated that causes the
brake drum to grab, stopping the car and holding it in place.
8.5 Outside door latch : Operated via a key hole in the top of the hall doors, this latch
allows authorized persons to open the doors from the outside,
releasing passengers caught in the elevator during a power
failure or other stoppage.
8.6 Limit switches : These switches prevent the car from traveling beyond the
terminal floors.
8.7 Final limit switches : This is double protection to stop car travel if the first
(Upper & Lower) limit switch should fail to operate correctly.
8.8 Emergency stop switch : These switches are used to stop the elevator in an emergency.
8.9 Ventilation Fan : Car ventilation is smooth with a ventilation fan built-in to the
ceiling.

PREPARATORY WORK
You agree at your cost,

1. TO FURNISH within 15 days (or sooner if required) from the date of acceptance of this
proposal, all required data for the performance of this contract.

2. TO DESIGN AND FURNISH a properly framed and enclosed legal elevator


hoistway/structure including, if necessary, its extension above the root, required to withstand
the forces and loads resulting from use of the elevator. The Hoist way should be lighted and
painted to minimize the accumulation and circulation of dust.

3. TO FURNISH an elevator pit of proper and legal depth below the lowest landing and if
required, suitable drains and waterproofing. In addition, a steel ladder should be furnished
for access to the pit.

4. TO FURNISH a properly lighted add ventilate fire proof machine room (of sufficient size to
accommodate our equipment) including concrete floor or metal grating and to furnish proper
access thereto. The machine room walls, floor and ceiling will be treated and painted to
minimize accumulation and circulation of dust.

5. TO FURNISH AND INSTALL necessary hoistway door frames, architraves, brick


fascias/steel fascia plates unless otherwise provided therein.

6. TO PROVIDE a continuous sill bearing area each hoistway entrance of such constructions
as to assure secure anchorage and support for each sill.

7. TO DO all painting, except for elevator material.

8. TO PROVIDE scaffolding to our erector's requirements in the elevator hoistway, during the
erection period and to remove the same thereafter. If the height of elevator hoists is more
than 40 meters steel scaffolding should be provided.

9. TO DO all cuffing of walls, floors or partitions together with any repairs made necessary
thereby, including grouting of all bolts, sills, members indicator and button boxes, etc, in
position.

10. TO FURNISH light outlet point at the middle of the Hoist way and a light point in the pit.

11. TO FURNISH required power at the machine room terminating in suitable main switches
for power and light circuits with circuit breakers, lightning arresters, suitable earthing leads
to machine room and other electrical protective devices necessary to meet local code
requirements.

12. TO GUARD AND PROTECT hoist way.

13. TO FURNISH, during the erection of elevators, electric power of the necessary
characteristics to provide illumination, and for operation of tools and hoists, if required,
and current for starting, testing and adjusting the elevator.

14. TO PAY all fees that may be required in connection with erection of preparation of the
structure in which the elevator equipment is to be erected including any general
permit/certificate fees, usually billed by Government agency directly to the owner also
including license fees for the installation or inspection of the elevator equipment

15. TO COMPLETE all work in such time as not to delay our work.

16. TO RELIEVE us of any responsibility in whole or in part for any prorate expenses of
electric current, or expenses of any nature relating to the rest of the building and other
contractor's work (unless provided for herein).

17. TO PROVIDE adequate safety and security measures to prevent any damage, theft or
pilferage of material during storage, erection period and until the installation is handed
over.

18. TO PROVIDE suitable weatherproof lockup storage accommodation of approximately 50


Sq. per elevator for elevator materials at the ground floor level near the hoist way. This
should be available well before the arrival of the material.

19. TO PROVIDE hoisting beam in the machine room ceiling and rolled steel section with
bearing plates for support of the machine if required.

20. TO PROVIDE acceptable living accommodation complete with light, running water and
sanitary facilities for our erection crew at your near to site.

21. TO INDEMNIFY and save us harmless against all liability growing out of your failure to
carry out any of the foregoing.

DELIVERY AND ERECTION SCHEDULE:

a) We can complete the elevator installation. 6 weeks from the date of receipt of order, advance
payment, layout approval and settlement of all technical details whichever is later. From the
date of receipt of building drawings we will submit to you within 2 weeks layout drawing
for approval.

b) The above completion period is subject to your handing over to us for uninterrupted use: a
clear dry elevator pit, shaft and machine room complete in all respects as per approved
layout drawing along with preparatory work, and power supply.1....... weeks before the
completion date indicated in (a) above.

c) If during the inspection of site, we observe that there is a delay in completion of the elevator
pit, shaft and machine room or availability of power supply, we may at our option delay the
final assembly of materials and shipment to site so as to synchronize with the hoist way and
machine room completion date. In such an event, a fresh completion date will be
established depending upon minimum installation time indicated in para (a) above.

d) Completion period promised would be deemed to have been fulfilled, if the lift is presented
for the first inspection after completing all the work on or before the promised date. The
time taken to rectify any defects or adjustments during and after the inspection shall not be
construed as extension or delay in the completion period.

e) We cannot accept responsibility for delayed delivery and/or installation of the lift in the
following cases:

i. If the terms of payment are not complied with.

ii. If the preparatory building works excluded from our contract and necessary
structure support frame etc. are not completed by the client, in time.

iii. If permanent 3 phase power supply along with double earthing etc. is not given
in time in the machine room.

iv. If formalities are delayed due to non-payment of license fees or if necessary


technical details are missing.

v. In the event of power shortage, strikes, lockout and other force majeure
conditions.

MAINTENANCE

Our quotation includes for One year (Twelve months) free maintenance. The Period of this
maintenance will be deemed to commence on the date the installation is completed and offered
for inspection. The date of commencement of this service will remain unchanged irrespective of
any delay in building completion, availability of permanent power supply, inspection, taking
over or commencing use of the lift.

Maintenance will consist of regular examination and any necessary adjustment and lubrication of
the equipment by competent employees under our direction and supervision.

The required supplies and parts will be furnished except such parts as may be needed because of
negligence, misuse or accidents not caused by us.

Upon your request special examination will be made should trouble develop between regular
examinations and you agree to notify us promptly of any such trouble.

All work will be performed during our regular working hours of our regular working days except
for emergency, minor adjustment callback service which will be provided during regular working
hours and also during any overtime hours. No work or service other than the specifically
mentioned is included in intended.

It is agreed that we do not assume possession or control of any part of the equipment but such
remains yours exclusively as the owner (or lessee) thereof.

We shall not be liable for any loss, damage or delay due to any cause beyond our reasonable
control including but not limited to acts of government, strikes, fire explosion, theft, floods, riot,
civil commotion, war, malicious mischief or act of God. Under no circumstances shall we be
liable for consequential damages.

CIVIL AND ELECTRICAL WORK ARE PROVIDE BY CUSTOMER

All civil work, scaffolding, template, 3 phase electric supply at machine room and
single-phase electric supply in lift shaft and MCD/DDA permission and works
mentioned in the other copies shall be to your account.

TERMS OF DELIVERY

● We Handover Lift in 45 Days after receiving 50 % of the Contract


amount along with the agreement.
● Delivery of first stage material within 15 days which includes
Brackets, Guide Rails, Car and Counter Frame.
● Second stage material will be delivered within 15 days, after 2nd
payment of 30%, this delivery includes Machine, Rope and Cabin.
● Third stage material will be delivered after 3 rd
payment of 10%, this
delivery includes Controller, ARD, Drive and other Electrical Parts.
● Rest 10 % payment at the time of handover of Elevator.
● All day counting depends on the schedule of payments.
