Deed of Sale of Registered Land Sample
PAULITA B. LANDING, single, of legal age, Filipino Citizen, with residence and
postal address at NO. 32 Woodsville, Camp 7, Baguio City, Philippines hereinafter referred to as
the VENDOR;
-and-
DAVINO G. INIHAW, single, of legal age, Filipino Citizen, with residence and postal
address at #254-A Cabinet Hill, Baguio City, Philippines, hereinafter referred to as the
VENDEE;
WITNESSETH THAT:
2. The VENDOR agreed to sell and the VENDEE is willing to buy the above- described
parcel of registered land including all its improvements;
3. For and in consideration of the total sum of NINETY FIVE THOUSAND FIVE
HUNDRED PESOS (Php95,500.00), PHILIPPINE CURRENCY, receipt of said
total purchase price is hereto acknowledged by the VENDOR, paid by the VENDEE
to the VENDOR, the VENDOR by these present hereby SELL, TRANSFER and
CONVEY, unto the said VENDEE, her heirs and assigns the above-described parcel
of REGISTERED LAND including all improvements;
4. It is hereby declared that the boundaries of the foregoing land are visible by means of
natural and man-made boundaries as shown in the survey plan of the above-described
parcel of land;
5. The VENDOR hereby warrants that the above-described parcel of land is free from
liens and encumbrances and further warrants the peaceful possession by the
VENDEE of the hereto sold property;
6. FURTHER, that the requirements under the provisions of ARTICLE 1623 OF THE
NEW CIVIL CODE have been complied with.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 10th day of
December, 2022, in the City of Baguio, Philippines.
ACKNOWLEDGMENT
BEFORE ME, a Notary Public in and for the City of Baguio, this 3 rd day of December
2012, JOANNE GRAIL L. LACSINA and CLAIREEN Y. DUGUIANG
personally appeared, who have satisfactorily proven to me their identity through their TIN ID
No. 123-574-891 issued on January 23, 2005 and Passport No. WW778921 valid until February
14, 2015 respectively, that they are the same persons who executed and voluntarily signed the
foregoing Deed of Absolute Sale of Registered Land which they acknowledged before me as
their free and voluntary acts and deeds.
This instrument consisting of TWO (2) pages, including the page on which this
acknowledgment is written has been signed on the left margin of each and every page thereof by
the parties and their witnesses.
