Note:
“Project was delay until today”

Reason for delay in Project:

 This project began in 2018 and has been postponed until 2022.
 The total duration is approximately 3.5 years, so the main reason for the delay is
Covid-19 or corona era.
 In this process this project is delayed due to over cost run factor and all government
departments are not interconnected directly with contractor.
 So there will be a large gap in construction site and it will result in late payment of
employees and the construction site is almost going to close phase.

Factors Increase in Project due to delay:

The other reason is inflation rate when the government changes the inflation factor takes
place the price of everything changes every day there is no stability in the prices so there will
be other gap for proving to FDA department to ensure it and renew the budget according to
the new rates.
Cost Over Run
 Original Cost of Project Was = 38 Crore.
 But Still Utilized Cost on Project = 48 Crores.
 Total Cost over-run till today = 10 Crores.
Inflation Rate
 Cement Price
 Before: 506 Rupees After: 1,100 Rupees
 Bricks Price
 Before: 6,800 Rupees After: 13,000 Rupees
 Steel (60 Grade) Price per Ton
 Before: 87,140 Rupees After: 235,000 Rupees
 Steel (40 Grade) Price per Ton
 Before: 81,640 Rupees After: 233,000 Rupees

book) and then print out this sheet. The ESC consultancy will make a visit, then create a

Role of PM in Project:
Project Manager Decide To Change The Plane:

 PM was important in inspiring a team to execute the job as fast as feasible.

 PM directs personnel to fill the 2 inch gap with material, which will aid in the exact
placement of wiring boards.

 PM resolves the electrical wiring issue this problem was caused by plaster, which
caused the switch board to be 2 inches back to plaster.
 He had a hand in adjusting the position of the plan on site by deciding to have a tennis
court instead of a gym.

FDA Drawing Acquire:

 Wooden Floor But PM Changes it to:

 PM changes PVC (PU) Flooring referred by PM.
 Children Park But PM Changes it to:
 Badminton Court.
Drawings are given in Appendix (1-D, 1-E)

Safety Issues on site:

We notice all of these issues on the site:
 Improper Scaffolding Use
 Lack of Fall Protection
 Faulty Ladders
 Lack of Head Protection

Site Issues during Execution:

 While installing the wire boards, there was a 2-inch gap inward in plaster.
 The issue of replacing the wooden floor with PU Flooring, which is more expensive.
 Labor causes problems of various kinds.
 Cost overruns occur.
 Water drainage during construction of swimming pool
