DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE With assumption of Amortization made and


executed this _______________ at ______________________, Philippines by and between:

JONATHAN A. ALAVANZAS married to MA. RENELYN B. ALAVANZAS, Filipino of legal age,


with home address at Block 56 Lot 32 Sarmento Homes, Brgy. Muzon San Jose Del Monte
Bulacan, hereinafter referred to as the "OWNER".

-and-

NACITA AMBAIT UESA, single Filipino, with home address at Blk 704 Lot 19 Metrogate 2 Phs
3 Loma De Gato Bulacan, hereinafter referred to as the "BUYER".

WITNESSETH:

WHEREAS, the SELLER is the registered owner of the Rights to a real property located at Block
14 Lot 33, Alegra Heights 2, Barangay San Vicente, Sta. Maria, Bulacan consisting of
SEVENTY(70) SQUARE METES.

WHEREAS, the SELLER has offered to sell the Property to the BUYER and the BUYER
has agreed to purchase the Property under the terms and conditions herein provided;

NOW THEREFORE, for and in consideration of the sum of THREE HUNDRED FIFTY
THOUSAND PESOS(P350,000) PHILIPPINE CURRENCY,receipt of which in full is hereby
acknowledged to the entire satisfaction of the SELLER, the SELLER hereby sells, transfers and
conveys, in a manner absolute and irrevocable, to and in favor of the BUYER, his heirs,
successors and assigns, the above-described property, together with allthe improvements therein,
if any, above-described propertyfree from any lien and encumbrances.

The BUYER shall be responsible for the transfer of the Ownership of the above-
mentioned property unto his name.

The BUYER shall be responsible for the assumption of the amortization and payment of
all expenses for the registration and transfer of the Title (CCT) in the Register of Deeds for
Transfer Taxes levied by the local Government of Documentary Stamp Tax including the Capital
Gains Tax to the BIR and Notarial Fees.

The SELLER hereby warrants unto the BUYER the peaceful possession of the, and shall
defend his title thereto against the claim of any other person.
