CONTRACT TO SELL

With Assumption of Amortization

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL made and executed this _______________ at


______________________, Philippines by and between:

Richard A. DE Guzman, Single Filipino of legal age, with home address at Grand Tower
Condominum #150 Leviste Street Salcedo Village Brgy. Bel Air Makati City , hereinafter referred
to as the "OWNER".

-and-

Joey S. Asis married to Mabel I. Asis, Filipino, with home address at BLK 14 Lot 2 Selera
Homes Subdivision San Vicente Sta. Maria Bulacan, hereinafter referred to as the "BUYER".

WITNESSETH:
WHEREAS, the SELLER is the registered owner of a house and Lot with Lot No. 12
Block No: 9 Plan No: PCS-03-020360 Portion of LOT-1, PCS-03-019811 & LOT-2, PCS-03-
019688 ; LRC. REC. NO. 8509 28 square meters, More or less….
WHEREAS, the SELLER has offered to sell the Property to the BUYER and the BUYER
has agreed to purchase the Property under the terms and conditions herein provided;

NOW THEREFORE, for and in consideration of the sum of TWO HUNDRED FIFTY
THOUSAND PESOS(P250,000.00) PHILIPPINE CURRENCY,receipt of which in full is hereby
acknowledged to the entire satisfaction of the SELLER, the SELLER hereby sells, transfers and
conveys, in a manner absolute and irrevocable, to and in favor of the BUYER, his heirs,
successors and assigns, the above-described property, together with allthe improvements therein,
if any, above-described propertyfree from any lien and encumbrances.

The BUYER shall be responsible for the transfer of the Ownership of the above-
mentioned property unto his name.

The BUYER shall be responsible for the assumption of the amortization and payment of
all expenses for the registration and transfer of the Title (CCT) in the Register of Deeds for
Transfer Taxes levied by the local Government of Documentary Stamp Tax including the Capital
Gains Tax to the BIR and Notarial Fees.

The SELLER hereby warrants unto the BUYER the peaceful possession of the, and shall
defend his title thereto against the claim of any other person.

Known to me to be the same persons who executed the foregoing instrument and he
