DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

 
        SILVERIO S. BULTRON, of legal age, single, Filipino, and
with residence and postal address at Brgy. Malibas, Palanas Masbate, hereinafter referred to as
the SELLER
 
-AND-
 
       RUDY G. ALVAREZ JR, of legal age, single, Filipino and with residence and postal address
at Tiongson Subdivision,Brgy. Ibingay, Masbate City, Cebu, hereinafter referred to as
the BUYER.
 
WITNESSETH; 
 
       WHEREAS, the SELLER is the lawful owner and in actual possession of a residential lot,
described as follows:

That the said lot situated G. Aliño, Dimasalang Masbate, containing an area of 100sq.
meter, bounded on the north by Liliosa A. Aliño; on the east by Leny Del Prado, measuring 10
meters; on the south by Rodel Bergantin, measuring 10 meters; on the west by Vicente Pusa
measuring 10 meters.

That for in consideration of the sum of FORTY THOUSAND (P40,000) PESOS,

Philippine currency, paid by the buyer to the seller, receipt of said amount is hereby
acknowledge by the latter to his entire satisfaction, said SELLER does hereby SELL,
TRANSFER, and CONVEY the above parcel of land, unto BUYER his, successors and assigns,
absolutely and free from all liens and/or encumbrances.

The SELLER hereby undertakes that their heirs, successors, and assigns shall warrant
and defend the title to the real property subject of this DEED OF SALE against all claims of all
persons or entities. The SELLER already relinquished possession of the property subject of this
agreement to the BUYER and will defend the latter against all judicial or administrative actions
for eviction.

IN WITNESS HEREOF, the parties have hereunto set their hands this 4th day of November,
2020 in the Province of Masbate.
