RE: BOUNDARY OPENING SURVEY REPORT FOR PLOT 6752 BLOCK 273
KYADONDO

1.0 INTRODUCTION

We refer to your verbal application for a boundary opening exercise to verify the
existing physical boundaries against the cadastral record of your deed plans. The
purpose of the boundary opening was to establish the position, size,
and location of Plot 6752 Block 273 Kyadondo. The results are laid out in
this report. The field work was done on 18/1/2023 and completed on the same.

2.0 DATA AND CONTROL

Plot 6752 is leasehold in tenure and the UTM coordinates for its plot beacons are
obtained from the Survey and Mappings department in Entebbe. This data was
later used to re-establish the corner beacons and boundary lines. The plot as
physically used by you on the ground was also captured with the developments
as well. The GPS receivers: Base and Rover were set up in Real-time Kinematic
mode, with the Base set up at a known Geodetic survey trigonometric point
71Y104 at Kibuye round about, whose UTM coordinates were known, a survey
equipment (S86 South in RTK mode) was used to extended control to site from
which the survey was based.
3.0 METHODOLOGY

The Base and Rover were set up in Real-time Kinematic mode, the Base setup
was stationed on 71Y104. Control was therefore extended to the site which was
the basis for the boundary opening exercise. Basing on the UTM coordinates of
the plot, we re-established the positions of the plot beacons and the plot
boundary lines by setting out the UTM coordinates of the individual corner
beacons. The positions of the beacons for plot named 1 through 4 were
determined.

4.0 RESULTS AND OBSERVATIONS

The survey was carried out successfully and the following were noticed.
i) All the plot beacons could not be replaced because two of them, labelled
CM2 and CM3 on the attached diagram fall within an existing drainage
channel along the plot boundary CM1 – CM2 – CM3. The remainder of
these plot corners could also not be refixed because they fall within the
existing main road along the plot boundary CM1 – CM4.
ii) Considering i) above, there is a portion of your plot that falls within the
existing main road measuring an area of approximately 0.01Acres/ 1
decimal, along the plot boundary CM1 – CM4.
iii) The area computed from existing physical boundaries was found to
measure an area of approximately 0.113Ha/0.28Acres. These physical
boundaries appear to extend into the existing drainage channel referred to
in i) above by an area of approximately 0.006Acres/0.6 decimals.
iv) The excavated trench measuring approximately 70 cm was found to lie
within the plot boundaries along the plot boundary CM3 – CM4. There is a
further portion beyond the trench measuring an area of approximately
0.001Acres/0.1 decimals.
v) The area free of encroachment, either into the drainage or the existing
main road, therefore, was found to measure an area of approximately
0.108Ha/0.27Acres.

5.0 CONCLUSION AND RECOMMENDATION


From the above observations, the plot is in the right position, and its shape and
size agree with the existing deed plans.

However, you occupying a slightly smaller area on ground than that depicted on
the cadastre, excluding a portion which belongs to the existing main road as well
as including portions which fall within the existing drainage, as is reflected on
your deed plans.

We, therefore, recommend that further developments follow the plot boundary,
being cognisant of the fact that part of the plot falls within the existing main
road.
