DEED OF ADJUDICATION WITH SALE

KNOW ALL MEN BY THESE PRESENTS:

I, EUFEMIO A. PASCUAL SR., of legal age, Filipino, with residence

at Brgy. 20, Crispina, Banna, Ilocos Norte, having been sworn in
accordance with law, hereby state:

That MATIO PASCUAL, and ANNA PASCUAL died without a will

leaving an estate consisting of a parcel of land, more particularly described
as follows:
Lot. No. 13557
Brgy. Cripina, Banna, Ilocos Norte

Bounded on the NE; by along line 1-2 by Lot 2522, Cad-737-D;

on the SE, along line 2-3 by Lot 13561, Cad-737-D, on the SW.,
along lines 3-4 Lot 13556, Cad-737-D and on NW., along line 4-
1 by Barangay Road.

That I am the sole heir of the said decedents;

That the decedents left no debt or obligations chargeable against
their estate;
That for in consideration of the foregoing premises and pursuant to
Sec. I, Rule 74 of the Rules of Court of the Philippines. I have adjudicated,
as I do hereby adjudicate the above-described property unto myself,
subject however to the liabilities imposed under Sec. 4, Rule 74 of the
Rules of Court;
That for and in consideration of the sum of TWENTY FIVE
THOUSAND PESOS (Php 25,000.00 Philippine currency, I EUFEMIO A.
PASCUAL SR., whose personal circumstances are set forth above and
herein referred to as Heir Vendor, do hereby sell, cede, transfer and
convey the above-described parcel of land, in favor of LEILANIE P.
MANNA, of legal age, married, Filipino, with residence at Brgy. 20,
Crispina, Banna, Ilocos Norte, herein referred to as Vendee;
I further declare that the above-described parcel of land is free from
all liens and encumbrances; that the required notice to adjoining owners
and possible redemptioners was made in compliance with Art. 1623 of the
New Civil Code of the Philippines; that I hereby warrant unto the said
Vendee, his heirs, successors and assignees, the peaceful possession and
enjoyment of the above-described parcel of land; and, that I shall
forever defend his rights against the lawful claims of third persons
whomsoever.
