What is Quantity Surveying?

Quantity surveying is concerned with controlling


and managing the construction projects.

P r o f e s s i o n a l Q S are expert in the art of costing


building at all its stages.

QS are essential for life cycle costing, cost


planning, procurement, tendering, contract
administration, and commercial management.

The role of the quantity surveyor starts from the very


beginning of the construction project. During this
phase, he plays a major role in preparing cost
estimates.

SMM | What?

 A document with a set of measurement rules


and principles that can be applied in
determining the quantity of works, trades or
tasks in construction project. It details the
inclusion (and exclusions) in the measured
quantity and further provide guidance on the
method and unit of measurement to be used.

the structure of the Bill of Quantities (BOQ) that
will be used in tendering process or to
determine the price of works, trade or tasks.
 this also promotes transparency as it provides

COSTING OF CONSTRUCTION WORKS

 Application of cost estimating techniques to determine


the approximate amount of money needed to complete
the project.
 The level of cost estimate varies widely in the amount of
information available.
 QS must be able to fully utilize the available information
and identify appropriate cost estimating techniques to
be used.

COST ESTIMATE

 The process of forecasting the cost and other


resources needed to complete a project within a
defined scope. A cost estimate does not only show
the total amount of money but also the details
depending on the basis of estimate, describes the
assumptions, inclusions, exclusions, and other
information necessary to interpret the accuracy of
the estimated cost.

DEFINITION

 PRICE: The amount paid for goods and services

 COST: total amount of input or responses


expended to produce a product or complete a
deliverable. (Direct + Indirect Cost)

 VALUE: The payment for a completed deliverable.

Types of Cost Estimate

 Concept Cost Estimate: based on the first phase of the


design process which is the Conceptual design.

 Schematic Cost Estimate: based on the first phase of the


design process which is the Schematic design.

 Detailed Cost Estimate: based on detailed set of


information that may include the approved plans,
sections, elevations, design details, and specifications.
