LOAN AGREEMENT WITH REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This Real Estate Mortgage is made and entered into by and between:

EFREN B. REYES , of legal age, single, Filipino with residence address at #9 Balls St. Villa
Tresera Subd., Angeles City (hereinafter referred to as the "MORTGAGOR");

- and -

ALEX C. PAGULAYAN of legal age, single, Filipino, and resident of #8 Tako St., Villa
Goliath, Angeles City (hereinafter referred to as the "MORTGAGEE");

WITNESSETH; That

The MORTGAGOR is indebted unto the MORTGAGEE in the sum of ONE MILLION PESOS (PHP
1,000,000.00), Philippine Currency, receipt of which is acknowledged by the MORTGAGOR upon the
signing of this instrument, payable to the order of the MORTAGAGEE without need of prior demand or
notice within a period of five (5) months, at TWO HUNDRED THOUSAND PESOS (PHP 200,000.00)
monthly starting March 15, 2023 and on every 15 th of the month thereafter until fully paid, with interest
thereon at the rate of 2% percent per month.

NOW, THEREFORE, for and consideration of the afore-mentioned indebtedness, and to assure the
performance of said obligation to pay, the MORTGAGOR does herby CONVEY and DELIVER by way
of MORTGAGE unto the MORTAGAGEE, his heirs, successors and assigns , the following parcel of
land, together with all the improvements found and standing thereon, more particularly described as
follows:

Transfer Certificate of Title No. 98989898

“A parcel of land (Lot xx Blk. xx of the Subd., plan (LRC) Psd-


xxxxx, being portion of Lot x, (LRC) Pcs-xxxx, LRC Cad. Rec. No.
xxx), situated in the Bo.of Paralaya, Candaba, Pampanga. Island of
Luzon, containing an area of TWO HUNDRED SIXTEEN (216)
SQUARE METERS, more or less.

That it is the conditions of this Mortgage that should the MORTGAGOR perform the obligation to pay the
afore-cited indebtedness of ONE MILLION TWO HUNDRED THOUSAND PESOS (PHP 1,200,000.00)
together with accrued interest thereon, within the agreed term, the Real Estate Mortgage shall be
discharged and shall at once become null and void and of no effect whatsoever, otherwise, it shall subsists
and remain in full force and effect and be subject to foreclosure in the manner and form prescribed by law.
