Reflection Paper

According to the lecture, development guidelines are a set of policies, rules, and processes
that the developer has issued and/or modified. Before starting a project, it is necessary to follow
the development guidelines that apply to that area. You must first go through the Local Regulatory
Body in order to file for a business permit with the Local Government Unit (LGU). In addition,
the initial area computation is not the final information to be submitted to the local regulatory body.
It is based on preliminary architectural design output.

The given example of a high-rise building was the proposed project in Northgate, Filinvest,
Alabang, which is the case of the proposed AMO Building. I learned that a business's capacity to
pay its short-term debts, including accounts payable that are due in less than a year, is known as
liquidity in business. Although, not all property developers have sufficient funds on hand. Banks
and other financial organizations are loaning to a lot of property developers. SM and AYALA are
two of the leading property developers in the Philippines.

There are several crucial details I now know such as, the pump room has to be ventilated
in the proposed building. Given that the room contains equipment, an open area was provided. Fire
incidents can be avoided by having proper ventilation and by installing a fan room that can
ventilate all basement levels. Moreover, there is a new ventilation system that eliminates the need
for fans. There is an equipment that can be placed under the slab that are powerful enough to blow
fresh air. Then the exhaust will remove moisture, pollutants, and aromas from the area and vent
them outside for elimination.

In addition, I learned that ground spaces are considered as prime spaces which are costly.
Ramp access to the basement parking areas is provided via ramps that take up a significant section
of the ground floor. Due to the fact that the ground floor is the most accessible, the spaces there
are seen as expensive. It is perfect for use in businesses and offices.

In conclusion, with completing the lecture video, I was able to benefit from a variety of
new things that I can apply in my future plans and designs. I am now aware of the certain
guidelines, policies, and rules that are all necessary to ensure firmness, commodity, safety, and
delight in a high-rise building.
