EXECUTIVE SUMMARY

We are pleased to submit our quote for the Townhouse Development at 51 Wellington Street,
Coorparoo for your consideration.

Hadzi Constructions has approached this submission with a view to provide the Client confidence in
our experience and approach to providing value for money in completing the construction of the
project.

Experience and Performance > we appreciate the need to communicate the plan early however
always remain flexible in the delivery of the project. We are a high performer in meeting our client’s
expectation and have a solid history, with most of our projects based on repeat clients or word of
mouth.

Project Strategy > we have a simple Strategy; Deliver a defect free project with a coordinated
approach, within the shortest possible time frame. Make sure we promptly complete the works, so
the Client appreciates that they have received value for money. The source for this simple statement
is our company ethos of working in a collaborative manner with all stakeholders to achieve the best
outcome for the project.

Collaborative Construction & Stakeholder Management > we have an overarching commitment to


collaborative construction. At the heart of this approach is stakeholder management involving
planned communication activities and proactive engagement throughout construction,
commissioning, and handover. Stakeholder management is a key ingredient to achieve a successful
outcome.

Key Personnel > our team understands the Client expectations. They understand and are always
proactive in the needs of the client and stakeholders involved. Our delivery team is ready and
prepared to meet the demands of the project.

Safety > Hadzi Constructions has a certified Occupational Health & Safety (OH&S) Management
System which is implemented on all our construction sites.

CLARIFICATIONS
General

- We have allowed for all the finishes and works as per the Architectural Drawings, Structural
Drawings and Finishes Schedules by Loukas Design.
- We have allowed to re-clad North East Elevation on Unit 1.
- We have allowed to re-clad South West, South East and North East Elevations on Unit 2.
- Allowance for Brisbane Plumbing Contractors to complete all QUU Connections as per the Civil
Engineers Drawings.
- 18 Month Programme. Start to Finish.
- Allowance for a Full Time Hadzi Construction resource to the project. This will be a Site
Manager/Project Manager and Administrator for 78 Weeks @ $2,500.00 per week.
- Allowance for a 12.5% Project Margin. We would typically work on a 15% Margin on a Construction
Management Contract.
- We have allowed for all concrete works including council crossover and new footpath to side
road.
- We have allowed for all concrete driveways to be stencilled.
- We have included all hard landscaping works including block walls, fencing, sleeper walls and
concrete works.

Contract
- We would propose a Construction Management Contract with a 12.5% Margin.
- We are confident that we could provide overall savings of up to 3-5% as a result of
negotiations with subcontractors and suppliers. These savings would be given back to the
client in full.

Exclusions
• Authority and Statutory Fees including Plumbing and Drainage Approval Fees, Telstra and
NBN Fees, Electrical Authority Fees.
• We have excluded payment of QBCC and QLeave Levy.
• Building Approval.
• Engineering and Design.
• Blinds.
• Security Screens.
• We have excluded the soft Landscaping works including turfing, planting, pebbles, etc..
• We have excluded any Engineering or Certification Inspection Fees.
CLARIFICATIONS
• We have excluded the additional stairs that may be required between Units 2 and 3.
• We have assumed that the ground bearing capacity is sufficient and that no concrete blinding layer
will be required.
• We have made no allowance for a rock breaker to be used.
• We have assumed that the house lifts have been completed to a satisfactory and level standard.
