Construction Specification Includes the details for the work that needs to be covered in a
project completion. In addition to that we add the below specs to have a better
understanding and Visibility of work getting done.

Prescriptive:

This Focus on the types of materials used and Installing the said materials. It gives a better
image of what the Final product will look like.

Performance:

This describes the Operational needs of the project. This details the product and Materials
installed and what its capable of with timely responses. This also Explains the strength of
materials and the necessity of in our space.

Detailing of Work:

Earth work and Basement


1. Earth work as per site condition. Soil Excavation up to 4.5 feet minimum from NGL or
as per structural drawing from NGL( Natural Ground Level)
2. Soil (as per availability) filling for basement up to 4’ feet. River sand or P-Sand filling
for 2” and 4” for pcc (40mm) with water consolidation and hardly compacted the soil
by vibratory plate compactor machine (earth rammer).
3. Basement height 4’ from existing ground level with a total 15” Plinth beam
CONCRETE, BRICK WORK AND PLASTERING

1. Plain cement concrete 1:4:8 for footing foundations and flooring foundations.
2. RCC M25 is using range of 8 to 20 mm metal for columns, beams, and lintel
sunshades using mixer machine with vibrator and RMC - Ready Mix concrete or Head
pan Ratio of 1:5:7 for Roof Concrete.
3. Brick work in cm 1:5 for 9” thick walls using country bricks up to a height of 10 feet
from basement floor level and parapet wall up to a height of 3’6”.
4. Brick work in cm 1:3 for 4 ½” thick walls in country bricks for all partitions.
5. Plastering in cm 1:5, 12mm to 20mm thick for internal and external walls.
6. Plastering in cm 1:3, 10mm thick for all ceiling.
7. All Concrete works, Plastering, works are covered with ULTRATECH Cement as per
Expectation.
8. Providing FE 500 TATA\JINDAL BRANDED TMT ISI rods for columns, beams, slab and
sunshades as per structural design from client side.
9. Providing loft in RCC 2’ breadth 2” thickness in one side of each bedroom and
kitchen and providing 1’6” breadth cuddapah or Concrete slabs for cupboard of size
4*7’ in each bedroom and kitchen with satin finish enamel painting 2 coat without
shutters.
10. Weathering course with Limestone works and Kerala Type Roof tiles are covered
over the Terrace area.

STRUCTURE:
1. All Columns are planned as per structural drawing including Plinth beam.
2. Roof tie Beams are total covered with 15” or as per Structural report on a total roof
slab for Ground floor and varies on each floor considering the Load and span with 5”
thickness slab as per drawing.
3. Inverted beams are covered wherever necessary for strength of slab.
4. 12,16,20 mm rods are covered on Column structure as per the drawing considering
the span of area.
5. Roof slabs are covered with range of 8-12 mm rods for with crank on 2-way
projection.

General Work Cover:


1. Providing Teak solid wood door & frame for the main door without wood carving,
without glass painting, glass itching works with necessary fittings using brass
color premium hinges, brass screws, brass door notch, brass aldrops, brass tower
bolts, door lense with melamine spray polish ( Asian)
2. Providing Teak wood for all door frames with solid flush doors (Rs.3000/no) with
necessary fittings (SS) for internal & external doors with two coats of enamel
painting two coats.
3. All Wood Works are Covered with range of 7’ Total Height.
4. Main Door frames are on a Range of 5”x3” and other Door frames are on a Range
of 4”x3”.
5. Windows are covered over the 3 Feet SIL level on an average Size of 3’6” x 4’0”
6. Joinery details measurements & lock & hinges specifications as per Schedule.
7. Floor Tiles laying made under each floor ranging 60 Rs. Per Sqft on Top Brands
like, Khajaria, Anuj, Somany.
8. Car parking Area is covered with Carparking tiles.
9. All Kitchen Gas top Slabs are covered with Granite Double nosing. (Galaxy Range)
10. All bathrooms are covered with Wall Tiles up to 7 feet.
11. Providing Stainless Steel hand rails for the staircase without ornamental work.
12. All Electrical fittings are ISI Branded LITASKI or ROMA with Subsequent Metal
boxes and Wires used are High Stable. (Orbit Wires)
13. All Bathroom fittings are branded with Either Parryware ( Slimline ) or Hindware
including European Closet.
14. Providing window grills in square rods fixed type without any ornamental
(Weight 12kg/ Single Part)
15. Painting Works are covered with Double Coat JK Putty, 1 Primer and Double Coat
Emulsion for Interiors. Exterior Walls are with Damp Shield Coated.
16. Providing Teak wooden frames with glazed doors for windows.
17. UPVC Alpine/Wintech or equivalent windows can also be provided instead of
wooden window frames at no extra cost.
18. Providing Aluminum frame or Teak wooden frame Ventilators with louvered
glass, safety grills, exhaust Fan open for all bathrooms.
19. Providing 4mm thick one-way glass for all windows in the make Saint Gobain
(Rs.50/sft).
20. Providing PVC Door for all Toilet.
21. Elevation work is covered on the front side of Building.
22. The construction period is 6 months from the date of starting.

COMPOUND WALL CONSTRUCTION DETAILS:


Earth work 3’*3’*3’, RCC isolated footing & column (9”*9”) in every 10 feet interval, RCC
plinth Beam (9”*9”), RCC column up to 6’ height, 9” brick wall up to portico Basement Floor
level (1’6” height), 4.5” Brick wall up to top level from plastering using mesh in column, one
coat lime wash, one coat primer, two coats of ICI Dulux weather shield or Asian Apex
Exterior emulsion.
