CONSTRUCTION AGREEMENT

This deed of construction agreement entered at chennai on this …… day between


…………..son of ………….., residing at ……………………………………. Hereinafter called
the OWNER of the one part:

And
Mr. A. AMULRAJ, son of Mr. Arunachelam, hindu aged about 52 years, residing at
no.38, bharathiyar street, Kaikankuppam, valasaravakkam, Chennai- 600087, hereinafter called
the CONTRACTOR of the OTHER PART:

Whereas the owner has agreed to instructed the construction work to the contractor on
the terms and specifications herein below mentioned.

SPECIFICATION

1. Foundation:

The foundation will be isolated column footing size 5’0 x5’0 and 7’0 height as per
structural drawing.

2. Basement:
The height of the basement will be 3’0 above the existing road level and car parking
area will be at 1’6” and will be filled with excess earth from the foundation and filling
earth sand.

3. Superstructure:
It will be framed structure viz column and beams supporting the roof and load will be
transferred to the foundation through the columns.

4. Brick work:
All the outer walls will be 9” thick and inner walls will be 41/2” thick a given in the
architural drawing.

5. Lintels lofts and sunshades:


All 41/2” walls will have continuous inteals at 7’0” ht and 9”. A loft of 2’0” wide will
be provided in each bedroom on one side only and in kitchen “L” shaped on two sides
will be given. A wardrobe of size 4’0”x 2’0” in bedrooms having intermediated
reinforced concrete slabs and a shelf of size 3’6”x 1’0”x 7’0” with intermediate cuddapah
slabs will be provided in kitchen. Sunshades will be provided for window opening.

6. Roof slab:
It will be R.C.C and 5” thick and the clear height of roof slab will be 10” above the
basement level in ground floor and first and second floor it will be 10” above the roof
slab and the staircase headroom will be 7” above the second floor roof slab.

7. Parapet wall:
Parapet wall will be 9 inch thick and will be intermediate 9” thick pillars for height of
3 above the second floor roof slab.

8. Plastering:
All internet ceiling and walls will be finished rough and external walls and sunshades
will be finished rough.

9. Kitchen platform:
The total length of the kitchen platform will be 14’0” including the sink. The top of the
platform will be in black granite slab of 2’0” wide. An intermediate cuddapah slab will be
provided beneath the platform. Plain ceramic tile 12” x 15” will be provided along the
entire length of the platform for 5” height. A stainless steel sink with drain board of size
2’0”x 1’6” will be provided at a suitable place in the kitchen platform sink rate is 1800/-
granite rate 100/- sq.ft.,

10. Weathering course:


Bricks in lime mortar above which a layer of 9’x9’ pressed Mangalore tiles laid to
slope.

11. Joinery:
Main doorframe and shutter will be in teakwood 1St quality frame size 5”x3”. All other
doors windows and ventilators frames and shutters will be in teak wood 2nd quality frame
size 4”x 3”. Windows will be fully glazed, single shutter type and ventilator will be
louvered type with glass panes. All doors, windows and ventilator will be rectangular in
shape.

12. Grills and glasses:


All windows will be provided with ornamental M.S. Grills, embedded to the frame and
ventilators, with 12mm dia. Bars equally spaced, glass for windows will be 5mm thick
Karachi design for all glazed potions. Any design or etching to the glass will be charged
extra accordingly to the design chosen.
13. Flooring and toilet wall dadoing:
Marble, skirting will be provided for all rooms for 4” above the flooring bathroom and
toilet flooring will be provided antiskid ceramic tiles of 1x1 and walls will be provided
with 12”x15” designer concept tiles unto 7” height. Flooring marble rate is 100 sq.ft.,
bathroom and kitchen rate is 35 to 40 /- per sq.ft.,

14. Painting:
Celling will be finished with coats of putty internal walls will be finished with one
coat of putty and one coats of touch up putty, two coats of Asian paints.
External walls will be finished with one coats of line and two coats of ace. Main doors
will be polished with sealer varnish, balcony, external windows and ventilators will be
finished with one coat of primer an two coats of enamel paint. Windows grills will be
finished with two coast of enamel paint.

15. Plumbing and sanitary:


All internal pluming and sanitary lines will be concealed. European closet in attached
toilet both. Geyser connection will be provided in all toilet and bath room. A two in one
wall mixer with an overhead shower will be provided all the toilets. A wash basin will be
provided in dinning. All plumbing fixtures will be chromium plated and all sanitary
wares will be in color matching with the tiles. all inner wall fixing pipe (C.P.V.C
pipes)and outer wall open type pipe (P.V.C pipes)

16. Staircase:
The staircase will be R.C.C waist slab and brick, steps with green marble and stainless
handrails. The inner walls and ceiling will be plastered rough and finished with Asian
paints.

17. Car parking flooring:


The car parking flooring will be provided with designer concrete euracone or ultra.

MATERIALS USED

a. Cement; The cemet used for all R.C.C. works will be coromandel and ultra tech brand
( paper bag) the cement used for other works will be or Mahasakthi, Zurai, Priya cement.

b. Bricks: The bricks used for other floors will be good quality and will be chosen by the
contractor and owner.
c. Steel Rood: The reinforcement steel used for the work will be of TMMT rods 16 mm &
12 mm & 10 mm & 8 mm

d. Electrical wires: The wires used will be finolex or Orbit Guard.

e. Plumbing and sanitary wares: All plumbing fixtures used will be metro mader and
sanitary ware will be of parry ware or Hind ware make.

f. Switches: Switches used will be of make or Anchor Roma.

g. Designer concrete tiles: This will be of either + Eurocon make or equivalent

h. All Electrical fitting like tube lights, fan etc., and labour for have contractor.

DURATION

The project will be complete within 8 months form the date of commencement of construction to
the specifications and the works mentioned above.
