Suggested Upgrades
Ron Grue went through the building to see the structure & feels the building is still
relatively sound & worth investing some needed upgrades to make it more attractive to
rent & for our own community needs. Attached is the list of what Ron thinks the
needs/wants are, he welcomes others suggestions. Ron is willing to manage and organize
materials & would require volunteers to for the labour portion of the renovations as NO
budget for labour is included in the costs attached.

The budget has been broken into sections:

1. Energy Savers

2. Bathroom & Exterior

3. Hardwood Floor

4. Paint & Floors

5. Cabinets & T-Bar paint

NOTES:
Ron also suggests doing a monthly internet package and putting phone to internet using
the existing phone number. We could then have smart thermostats and smoke detectors
so we can change and monitor from our phones with alert services. We could have a few
KRA Members with access to control the heat and get alerts remotely instead of physically
going to the Hall after an event. This would also allow users to have Wifi access during
their events. We would need to buy a router. The month cost would increase from the
current $60 per month of the land line to $80 or more for internet services.

Repair outside entry doors as required, install &/or repair weatherstip for all doors $ 500.00
Caulk & vapor barrier crawl space under bathrooms, redo insulation to make crawl space warmer $ 100.00
Add R30 blow-in insulation over kitchen/bathroom area, space is 15' x 85' 1275 sq ft at $15.49/bag @ Rona, covers ~25 sq ft = 50
bags $ 800.00 SP will check into grants for this item
Replace old light fixtures with LED fixtures, kitchen are and back of kitchen $ 1,500.00 SP will check into grants for this item
Add 2 smart thermostats with temp & fire alerts @ ~$325 each $ 650.00 SP will check into grants for this item
Add internet to building to replace land line $60/month no install on a 2 year term, this is currently what the land line costs so no
additional costs $ -
Add sliding barn door to back hall to keep plumbing areas warmer than hall $ 400.00

2. Bathroom & Exterior
Repair ceilings and walls as required (over island/stove in kitchen, other areas as needed) $ 600.00
Replace laminate on both bathroom vanities $ 350.00
Replace ceramic tile in bathrooms $ 250.00
Allowances for plumbing changes in bathrooms, new hoses, etc $ 150.00
Redo laminate in bar area $ 500.00
Paint outside on now white masonite siding & trims $ 600.00
Parge front below the siding $ 250.00
Repair siding on the front $ 350.00

3. Hardwood Floor
Sand /redo hardwood floor, sander rental/sandpaper $ 400.00
Floor finish varnish $ 1,000.00
Paint lines for floor curling etc $ 150.00

4. Paint & Floors
Replace carpet front entry/stairs, replace tread strips 260 sq ft @ $3 = $800 / tread strips $200 $ 1,000.00
Replace carpet on benches/behind benches 425 sq ft @ $3.00 / sq ft $ 1,275.00
Replace carpet on walls OR replace with T&G pine on front of bar and kitchen areas 200 sq ft @ $3.00 $ 600.00
Glue for carpet & vinyl $ 400.00
Replace carpet area behind kitchen with carpet or laminate 550 sq ft @ $3.00 / sq ft $ 1,650.00
New vinyl plank flooring in kitchen/bathrooms/bar/back hall 800 sq ft @ $3.00 / sq ft $ 2,400.00
Paint for all passage doors and trims $ 400.00

5. Cabinets & T-Bar Paint
Paint T-bar ceiling panels 1800 sq ft - optional but would brighten things up $ 1,000.00

Ambient lights on the tie rods - the type you use in gardens and yards - edison bulb string lights $ 500.00
