DEED OF ADJUDICATION WITH ABSOLUTE SALE

and spontaneously:

-DECLARE AND MANIFEST-

That we are the Heirs of SATURNINA M. VIGILLA who died intestate at


Brgy. Nalasin, Paoay, Ilocos Norte, Philippines, on _______________ which was
the her residence at the time of her death;

That she left no will and no debts whatsoever, and left as her estate a
parcel of land more particularly described as:

“Lot No. 9200 CAD 445 D Paoay Cadastre covered by OCT P


35637 situated at Brgy. 5 Nalasin, Paoay, Ilocos Norte,
Philippines, containing an area of NINE HUNDRED EIGHTY
SEVEN (987.00) square meters. Bounded on the NE., along line
1-2 by Lot 9119, Cad-445-D; and along line 2-3-4 by lot 9118, Cad-
445-D; on the SE., alone line 4-5 by lot 9104, Cad-445-D; along
line 5-6 by lot 9083, Cad-445-D; on the SW., along lines 6-7-8-9 by
lot 9081, Cad-445-D; along line 9-10 by 9078, Cad-445-D; on the
NW., along lines 10-11-12 by lot 9077, Cad-445-D; and on the NE.,
alones 12-13-14 by lot 9199, Cad-445-D; along line 14-15 by lot
9203, Cad-445-D; along line 15-16 by lot 9204, Cad-445-D; and
along line 16-1 by lot 9205, Cad-445-D.”

Now therefore, in view of the foregoing premises and invoking the


provisions of Section 1 of Rule 74 of the Rules of Court, and subject to Section 4,
Rule 74 of the same Rules of Court, we hereby adjudicate unto us, heirs of
SATURNINA M. VIGILLA, the above-described estate;

That for and in consideration of the sum of TWENTY THOUSAND PESOS


(Php 20,000.00) Philippine Currency, in hand paid by JIMMY D. ROSALES JR,
of legal age, single, Filipino, and a resident of Brgy. Nalasin Paoay, Ilocos Norte,
Philippines, hereinafter referred to as “VENDEE,” WE, EDISON A. RALLECA,
married, a resident of Paoay, Ilocos Norte, ROLANDO A. RALLECA, married, a
resident of Laoag City, RHANDY D. RALLECA, ROSEBELL RALLECA ALBA,
CARMENCITA SEMANA GALANO, VICTRICIA RALLECA MADARCOS,

REBECCA RALLECA FLORENDO LLAGUNO, LORLY RALLECA PASCUA,
ELENA PACRIS TAYAM, NENA PACRIS OAMAN, VICTORINO VIGILLA
PACRIS, ESTRELLA VIGILLA PACRIS, AMADO VIGILLA PACRIS, CLETO
VIGILLA PACRIS, RUFINO VIGILLA PACRIS, hereinafter referred to as
“ADJUDICANT-VENDORS” hereby CEDE, SELL, TRANSFER and CONVEY by
way of ABSOLUTE SALE a portion of the above-described parcel of land
designated as Lot 3 of the Consolidation and Subdivision Plan of Lot 9078, 9079,
9080, 9081 and 9200 CAD-445-D, Paoay Cadastre

VICTRICIA R. MADARCOS, of legal age, widow, Filipino and a resident of Brgy.


Filipino citizens and residents of Brgy. Quiling Norte, City of Batac, Ilocos Norte,
I, ARSULA S. MANGABAT, my share unto the said vendee, their successors
and assigns a portion of the above described parcel of land with an area of ONE
HUNDRED EIGHTY SIX (186) SQUARE METERS located at the southwest
portion of the subject property.

We hereby warrant valid Title to and peaceful possession of the above-


described parcel of land herein sold and conveyed free from any liens,
encumbrances whatsoever, and we will defend the same from any lawful claims
of any person whosoever.

That the pertinent provisions of the New Civil Code regarding the giving
of prior written notices to all possible redemptioners and pre-emptioners as well
as the Comprehensive Agrarian Reform Law were complied with.
The parties hereto have agreed to register this instrument with the proper
authority in the Province of Ilocos Norte.
IN WITNESS WHEREOF, I have hereunto set our hands this
November 15, 2022, at Paoay, Ilocos Norte.
