SUBCONTRACT AGREEMENT AND PRELIMINARIES

The JBCC N/S Subcontract Agreement (Edition 6.2 - May 2018) published by
the Joint Building Contracts Committee shall be the applicable agreement,
amended as hereinafter described

The JBCC N/S Subcontract Agreement Contract Data form an integral part of
this agreement

The JBCC General Preliminaries (May 2018) published by the Joint Building
Contracts Committee for use with the JBCC N/S Subcontract Agreement (Edition
6.2 - May 2018) shall be deemed to be incorporated in these subcontract bills
of quantities, amended as hereinafter described

The subcontractor is deemed to have referred to the abovementioned

documents for the full description, intent and meaning of the clauses and shall
allow for any costs and charges necessary for the execution and due observance
of the provisions thereof

Where the Principal Building Agreement and/or the General Preliminaries

applicable thereto include amplifications, amendments, modifications and the like
which may affect the conditions under which the subcontractor is to perform the
subcontract works, it is recommended that the following clause be added

? PRINCIPAL BUILDING AGREEMENT - BILL NO 1 PRELIMINARIES

The provisions of the Principal Building Agreement as contained within Bill No

1 Preliminaries of the bills of quantities applicable to the principal contract are
included under "Annexure ?" appended to these subcontract bills of
quantities. Amplifications, amendments, modifications or supplements as will
apply to the Principal Building Agreement are given under each relevant clause
heading. The subcontractor is hereby deemed to have referred to this
document and to have made the necessary cost or other provision for complying
with any clauses or conditions therein, insofar as such clauses or conditions
apply to these subcontract works ?

PREAMBLES FOR TRADES

�Where limited or no preambles/specifications are provided by the design

consultants for inclusion in the subcontract bills of quantities, it is recommended
that reference is made to the General Preambles for Trades as set out
hereunder. This would generally apply to works which can be described as
"building works" and which do not require engineering input, such as ceilings and
partitions, floor and wall tiling, floor and wall coverings, joinery works,
balustrading, shopfronts and the like

The General Preambles for Trades 2017 published by the Association of South
African Quantity Surveyors shall be deemed to be incorporated in these
subcontract bills of quantities and no claims arising from brevity of description
of items fully described in the said General Preambles will be entertained

Supplementary preambles and/or specifications are incorporated in these

subcontract bills of quantities to satisfy the requirements of this project. Such
supplementary preambles and/or specifications shall take precedence over the
provisions of the General Preambles

The subcontractor's prices for all items throughout these subcontract bills of
quantities shall take account of and include where applicable for all of the
obligations, requirements and specifications given in the General Preambles and
in any supplementary preambles and/or specifications

Where specifications are provided by the design consultants for inclusion in the
subcontract bills of quantities, it is recommended that reference is made to the
Specification as set out hereunder. This would generally apply to works which
can be described as "structural, facade and building services works" and which
require engineering design and specifications, such as structural steelwork,
external facades, heating ventilation and air-conditioning installations, electrical
and electronic installations, fire protection services, wet services, lifts and
escalators and the like

SPECIFICATION

Specifications are incorporated in these subcontract bills of quantities in ?Part

/?Section ? to satisfy the requirements of this project. The subcontractor's
prices for all items throughout these subcontract bills of quantities shall take
account of and include where applicable for all of the obligations and
requirements given in the Specification

PRICING OF PRELIMINARIES

Should the subcontractor select Option A in the subcontract contract data for
the adjustment of preliminaries, the amounts entered against the relevant items
in these preliminaries are to be divided into one or more of the three categories
provided, namely fixed (F), value related (V) and time related (T)

User note

Where the subcontract works are not complex, it is recommended that limited
items be included for pricing purposes as set out hereunder. Where the
subcontract works are complex and/or large, it is recommended that the items be
expanded to provide a more extensive breakdown of the preliminaries, as
indicated by the"?" items hereunder
