Appendix 3.1 Dismantling of Warehouse T3
Appendix 3.2 Dismantling and Re-erection of SAGT Gatehouses
The condition of structures and facilities to be retained shall be surveyed prior to any
demolition of adjacent works, including taking illustrative photographs where appropriate, in
order to assess any claimed damage resulting from such demolition.
The Contractor shall prepare a comprehensive Waste Management Plan (WMP) for the
Works and submit it to the Engineer within 28 days of the Commencement Date for his
approval.
The WMP shall contain method statements, storage and disposal details for all waste
produced during the completion of Works.
The WMP shall identify those elements of the Works requiring further investigation and the
form of investigation proposed (including details of tests and testing facilities to be used)
The Contractor shall present his proposals for the sampling, testing and disposal of
contaminated materials within the Waste Management Plan.
The Contractor shall submit as part of the WMP, detailed method statements for the removal
of all asbestos contaminated materials.
All potentially contaminated materials shall be treated as contaminated until testing has
confirmed the absence of hazardous material.
Contaminated materials shall be removed and segregated separately from other materials at
all time.
All contaminated materials shall be disposed off in accordance with prevailing regulations.
Disposal sites shall be identified and the approval for their use obtained from the Regulatory
Authority and the Engineer. The Regulatory Authorities for land sites are CMC and CEA and
for off shore sites are MPPA.
All materials disposed to dumps off site shall be recorded and certified appropriately and
records copied to the Engineer.
3.004 Demolition
Demolition shall be carried out in accordance with British Standard 6187 and to the extent
described on the Drawings.
For all works of demolition the Contractor will be deemed to have thoroughly investigated and
inspected the work required, including all abandoned services, pits, tanks, manholes and
other foundations and be fully conversant with its nature and extent or have made full
allowance for the risks involved in not undertaking such investigations and inspections and to
have allowed in his prices for all temporary supports, protective measures, intermittent
working and temporary maintenance of services as necessary. Method Statements
describing the Contractor's proposed demolition shall be submitted to the Engineer for
comment not less than 14 days before work commences. These shall detail sequence and
methods of demolition, procedures to protect persons and property, and so on.
No material arising from the demolition Works shall be deposited within the permanent Works
without the prior approval of the Engineer.
Approval of the Engineer, should it be granted, shall require that all materials for inclusion in
the Works are demolished, stored and transported in a manner guaranteed to ensure their
segregation from unsuitable materials at all times.
Other materials arising from demolition works which are unsuitable for inclusion in the Works
shall become the property of the Contractor, unless otherwise stated, and shall be removed
from the Site.

Warehouse T3
The structure identified as “Warehouse T3” on Drawing No. D105234/ SHE - L./ 6010
contains elements of particular historic interest. These elements shall be carefully removed
during demolition and retained for the Employer. Demolition of Warehouse T3 shall be
carried out in a manner suitable for the preservation of the following principal items:
(i) Timber roof trusses and beams
(ii) Doors, door frames, windows and window frames
(iii) Brickwork (original)
The Contractor shall indicate within his method statements measures to be taken to
preserve, if practicable, the above items.
Should it become apparent at the time of demolition that the careful dismantling required to
preserve the listed items is or becomes impracticable then approval for changes to the
demolition methods shall be obtained from the Engineer.
Items for demolition associated with Warehouse T3 include lean-to structures and more
recent blockwork external and internal walls. These are not subject to the need for
preservation.
Material for retention arising from the demolition of Warehouse T3 shall be removed from the
Site and stored within the Port area, as directed by the Engineer.
SAGT Gatehouses
The careful demolition of the SAGT gatehouses shall not commence prior to the demolition of
the port structures within the ‘alternative vehicle marshalling area.’ The original gatehouses
shall not be decommissioned until alternative temporary gatehouse structures have been
erected, all service connections made and the marshalling area cleared and prepared in
accordance with the Contract.
The Engineer shall act as the liaison between the Contractor and SAGT personnel for the
duration of the relocation Works. All programmes and method statements shall be forwarded
to SAGT via the Engineer for their information and comments not less than 60 days prior to
the programmed commencement of the relevant works.
Elements of the original gatehouses to be retained for further re-use or supply to SAGT
management are indicated on Drawings No. D105234/ SHE – L / 6500 & 6501.
3.015 Asbestos
Asbestos discovered during demolition shall be handled and removed from Site in
accordance with safe working practice and the provisions of Clause 3.003.
3.016 Dust
Dust created by demolition shall be kept to a minimum, if necessary by water spraying.
All demolition work shall be carried out in a manner such that vibrations are minimised,
thereby avoiding potential damage to adjacent structures.

APPENDIX 3.1:
DISMANTLING OF WAREHOUSE T3
A3.1.1 Scope
The warehouse T3 shall be dismantled so that all elements of heritage value are retained for
possible future use within the heritage site. Dismantling shall include exercising reasonable
care in preserving as much original material for reuse as possible, including safe storage in
secure, covered areas, where appropriate, to the satisfaction of the Engineer. The ‘lean-to’
annexes to the original shed shall be demolished in accordance with the general
requirements of "Site Clearance and Demolition".
A3.1.3 Services
Before commencing work electrical, sanitation, telephone and other services shall be
disconnected or diverted.
Electrical fittings shall be checked by the Contractor for functionality in their current location,
as far is reasonably possible and a schedule of working lighting and power fittings prepared
jointly. The schedule shall be submitted to the Engineer prior to dismantling.
A3.1.4 Dismantling
Dismantling for reuse shall include all roof trusses and beams, original brickwork, where
practicable, steelwork including bolts and fixings, doors and frames, windows, fittings and
furnishing and other material determined by the Engineer following the inspection.
A3.1.5 Markings
All reusable components shall be clearly marked for identification when storing. The
Contractor shall provide a schedule recording the location and coding of each marked
component.
A3.1.6 Care
The Contractor shall exercise reasonable care in the demolition dismantling, handling,
transport and storage of all salvaged components in order to minimise damage or loss.
A3.1.7 Storage
All components for re-use shall be stored above ground on platforms, skids or other means
of support and shall be kept free from dirt, grease and other deleterious matter, to the
approval of the Engineer. Precautions shall be taken to protect the components against
corrosion. Where required by the Engineer some items shall be stored in weatherproof
conditions.

APPENDIX 3.2
A Temporary gatehouse and canopy of similar structure shall initially be erected within the
temporary SAGT marshalling area indicated on Drawings No D105234/SHE-L/6020-6025.
The gatehouse will remain in this location whilst Works progress elsewhere in the SAGT site.
Upon completion of the new SAGT marshalling area and after SAGT have commenced
operations at the new facilities the gatehouse shall dismantled.
All works affecting the SAGT operations shall be coordinated via the Engineer. No works
shall commence in the SAGT area without the prior consent of SAGT management
confirmed to the Contractor in writing by the Engineer.
A3.2.3 Services
Before commencing work electrical, sanitation, telephone and other services shall be

Dismantling for reuse shall include all steelwork, including bolts and fixings, cabins, doors
and frames, windows, fittings and furnishing and other material determined by the Engineer.
SAGT equipment contained in the cabins shall be disconnected and if necessary removed in
accordance with guidance from SAGT. Should SAGT chose to carry out these operations
the Contractor shall afford such access as may be required by the SAGT staff
A3.2.5 Markings
All reusable components shall be clearly marked for identification when storing and re-
erecting. The Contractor shall provide a schedule recording the location and coding of each
marked component.
A3.2.6 Care
The Contractor shall exercise reasonable care in the demolition, dismantling, handling,
transport and storage of all components designated for reuse in order to minimise damage or
loss.
Cladding and roof sheets, too fragile to permit dismantling and reuse, are to disposed of to
licensed dumping area off site. No materials shall be disposed of without the consent of the
Engineer.
Materials which are not reusable because of excess damage resulting, in the opinion of the
Engineer, from the Contractor’s failure to exercise reasonable care shall be replaced by the
Contractor at no cost to the Employer or SAGT.
A3.2.7 Storage
All components for re-use shall be stored above ground on platforms, skids or other means
of support and shall be kept free from dirt, grease and other deleterious matter, to the
approval of the Engineer. Precautions shall be taken to protect the components against
corrosion. Where required by the Engineer items shall be stored in weatherproof conditions.
