(PRIVATE) TENANCY RENEWAL AGREEMENT

This Agreement is supplemental to the Tenancy Agreement dated _24th_of MARCH 2020 (The Principal
Tenancy Agreement) between

LOH CHEE FOONG, S7522099E & QUEK TSUI CHIANG, S7634377B


(The Landlord),
And

Name: DUSHYANT SAPRE, FIN: G1177944T


(the Tenant),

in respect of the premises located at 69A TOH TUCK ROAD, Singapore 596735
(the Premises).

The following are hereby mutually agreed between the Landlord and the Tenant:

(a) The existing Tenancy that expired on 04TH day of APRIL 2023 shall be renewed for an additional FIXED
THREE (03) MONTHS from 05TH day of APRIL 2023 to 04TH day of JULY 2023.

(b) The monthly rental for the period shall be FIXED SINGAPORE DOLLARS EIGHT THOUSAND ONLY
(S$8,000.00) payable in advance every 05TH day of the calendar month according to the existing
arrangement for rent payment.

(c) The security deposit shall remain at SINGAPORE DOLLARS EIGHTEEN THOUSAND ONLY (S$
18,000.00). The use and refund of such deposit shall be in accordance with the terms of the Principal
Tenancy Agreement.

(d) The covenants, terms, conditions, and provisions contained in the Principal Tenancy Agreement shall
apply during the renewed period of the Tenancy.

(e) To replace electric light bulbs and tubes and be responsible for all minor repairs and replacement of
parts and other expendable items at its own expense up to Singapore Dollars TWO HUNDRED Only
(S$200.00) per item. In the event such expenditure exceeds S$200.00, the Tenant shall bear the first
S$200.00 and any excess thereof shall be borne by the Landlord. For repairs above S$200.00,
Landlord’s approval must be obtained prior to such repair and the Landlord reserve the right to engage
his contractor.

(f) If this Agreement should be lawfully terminated by notice in writing by the Tenant before the expiry of
the tenancy herein as aforesaid, the Tenant shall reimburse to the Landlord, in respect of the
unexpired portion of the tenancy, a proportionate part of the commission of Dollars ONE THOUSAND
SEVENTY-NINE AND CENT NINTY NINE ONLY (S$1079.99), inclusive of Goods and Services Tax,
paid by the Landlord to his real estate agent, ORANGE TEE & TIE PTE LTD
The Landlord shall be entitled to deduct such refund from the deposit held by the Landlord.

(g) Stamp duty for this Supplementary Agreement in duplicate will be borne by the Tenant.
