EXPLAIN FIVE (5) MAJOR DELAY THAT CAUSE PROJECT DELAY

ANSWER

1) Weather

Weather is the only factor that we have no control over. Depending on the place of construction, the weather
could be a heat wave, a monsoon, or just the common rainfall. Each of these weather conditions has a different
level of caution, but all of them will either slow down, delay or pause construction, especially on projects in their
early stages. [1]

2) Equipment failure

When there is equipment failure, the construction team must look for its replacement to continue the construction
process. This will lead to delays due to the time-consuming process.

3) Client changes

When a client decides to alter the scope of a project by making any additions or deletions, the entire timeline will
have to be reworked. That is why it is vital to require clients to sign off on a detailed contractual description of the
project before its start.[2]

4) Project mistakes or conflicts

A lot of planning also requires making sure you have all your documents and admin tasks in order. These could
be documents like the contract with your client, any work or change orders, receipts for purchases, permits,
drawings, employee timesheets, and more. Losing any of these documents can cut into your revenue and
timeline and cause unnecessary headaches that lead to delays in project completion.[1]

5) Budget Inaccuracies

Budgeting and estimating the cost of a project is one of the most technical and challenging parts of the
construction process, which also makes it one of the most important. However, there are challenges by several
factors that could influence the budget planning such as increasing of material prices, heavy equipment shortage
and increasing of labour cost due to workers shortage. When these factors are in the construction planning, it will
cause the delay since the budget will have to get adjusted again by the manufacturer. [1]

SUPERVISE DEALING WITH PROJECT DELAY

ANSWER

1) Conduct frequent team meetings

It is imperative for all team members involved to understand the role they play in project execution.
The first meeting sets goals, milestones, and timelines for the business to work with. [2]

2) Determine the cause of delays.

Finding out the cause of delay can reflect on the project process and research any potential reasons. This can
help in determining the ideal solution which will reduce the time of delay.[4]

3) Develop a risk management plan


This strategy involves identifying any issues or situations before they occur, the developing steps to resolve
them. Risk management plans can help the construction team better account for events that may delay a
schedule.[5]

4) Review your resources.

Ensure the right people are assigned to the right tasks. Next, identify team members that are able to shift from
non-critical work to critical path activities. Also, focus on competency, not availability. Add resources with the right
experience and skills so the process of construction can run smoothly.[5]

5) Communicate, negotiate and decide.

Once alternative remedies have been identified, acceptance and approval must be obtained from all key project
stakeholders. In order to ensure informed consent, a complete and revised project plan must be developed,
incorporating the delayed timeline and all related contingencies. In addition, the delay must be explained and
justified as needed, specifying causes, repercussions, and benefits. Whenever a delay is requested, it is
important that the approving stakeholders maintain (or regain) confidence in the project and the project
team. [6]
