MEMORANDUM OF AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This Memorandum of Agreement is made and executed by and between:

LEE VAN BERONIO, a Filipino, residing at Cluster 3 10D Suntrust Treetop Villas, Coronado St., Hulo,
Mandaluyong City, Metro Manila, hereinafter called the BROKER;

- and -

LEO JESTWIN LAVARIAS, a Filipino, with email leo.lavarias@gmail.com and mobile number
9164317389 as INVESTOR;

WITNESSETH:

WHEREAS, the BROKER uses the invested amount of capital for the COOP financing.

WHEREAS, the INVESTOR has invested the amount of capital and is obliged to receive monthly
interest.

NOW, THEREFORE, for and in consideration of the invested capital of THREE HUNDRED FIFTY
THOUSAND PESOS (₱350, 000.00). The INVESTOR agrees to the following terms and conditions.

1. The term of the agreement is open to date and is terminated once the INVESTOR pulls out the
invested amount OR the BROKER terminates the agreement by giving back the invested amount
plus the interest it incurs
2. The monthly interest rate is at 3%
3. In the case that the INVESTOR pulls out the invested capital prior to the release date of interest,
the interest of the month is forfeited
4. The release date of interest is on every 2nd day of the month starting March 2, 2023
5. In the case that the INVESTOR opted to put in the interest amount, a compounding interest is on
top of the interest on the date mentioned in item no. 4
