C. REHABILITATION AND REMEDIAL MEASURES

 Non-structural cracks a. Non structural or surface cracks

D. CONCLUSION AND RECOMMENDATIONS
i. The type of soil where the building is erected is clayey. Based on plan, no
provision of tie beam which is very vital for this type of soil condition.
Faulty design is observed. I recommend to conduct environmental survey
which include soil or geotechnical investigation to properly design
measures to withstand this structure.
ii. The building was already experiencing foundation settlement with noticed
small minor cracks. There was a road widening project adjacent to the
subject and part of the work is the construction of drainage canal. The
contractor has conducted excavation, earthworks and compaction. However,
the owner has claimed that is was poorly managed which resulted to the
formation of severe cracks in the building. Also, to stabilize the condition of
soil the owner has constructed grouted riprap along the road of which this
has been demolished by the contractor since it is obstructing the
carriageway. These activities conducted by the contractor are factors in the
continuous formation of multiple cracks, settlement of columns and
misalignment of the building. Even without the conduct of soil
investigation, it very clear that the foundation has been disturbed and it is
continuously deteriorating.
iii. Poor workmanship and management during the construction is as a result of
ignorance, carelessness, negligence and lack of supervision. The owner has
the right to claim for damages and financial support in the rehabilitation of
the affected structure.
