DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed in,


_______________, Philippines on this ____ day of _______
by and between:

EUFEMIO CORTAS of legal age, Filipino


Citizens, with postal address at Lobo City,
Batangas, hereinafter referred to as the
"SELLER";

-AND-

SPOUSES TIRSO CORTAS and LYN L.


CORTAS, both of legal age, Filipino Citizen, with
postal address at Bagongpook, Lipa City,
Batangas, hereinafter collectively referred to as
the “BUYER”;

WITNESSETH: THAT -

WHEREAS, the SELLER is the owner of a parcel of


land consisting of FIVE THOUSAND SQUARE METERS
more or less located at Lobo City, Batangas, Island of
Luzon and hereinafter referred to as the PROPERTY and
more particularly described as follows:

DESCRIPTION OF THE LAND

“Isang lagay na lupang maisanin, natatayo sa


Banalo, Lobo City, Batangas may mga 5000
metros parisukat, humigit-kumulang na ang
mga karatig nito sa:

ILAYA (N) ay Nemecio Cortas;


IBABA (S) ay Marcelo Cortas;

SILANGAN (E) ay Nemecio Cortas;
KANLURAN (W) ay Nemecio Cortas;

Ito ay natatala sa Pamumuwisan Bilang 8857 sa


aking pangalan at may tasang halaga sa
pagbuwis na PhP 580.00 mula ng taong 1975.
Mga batong may marka at pabuhay na
kakawate ang muson ng lupang ito sa mga
panulokan at hangganan.”

WHEREAS, the SELLER has offered to sell and the


BUYER has accepted to buy the PROPERTY consisting of
FIVE THOUSAND SQUARE METERES more or less. Copy
of the Bilihang Patuloyan ng Lupa is hereto attached as
Annex “A” and made as integral part hereof.

NOW THEREFORE, for and in consideration of the


foregoing premises, and more specifically the sum of ONE
HUNDRED FIFTY THOUSAND PESOS (PhP 150,000.00),
receipt whereof is hereby acknowledged from the BUYER to
the entire and complete satisfaction of the SELLER, under
and by virtue of these presents, the SELLER hereby
TRANSFERS, SELLS and CONVEYS, unto the said BUYER,
their heirs, successors-in-interests and assigns, the parcel of
land above-described.

The SELLER hereby warrants valid title to and peaceful


possession of the foregoing property and bind to defend the
rights of the BUYER against any and all claims to third
parties whatsoever.

The SELLER hereby warrants that the subject property


herein sold and conveyed is free from any and all liens and
encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto


set their hands this ___ day of _______, 20__ at Lipa City,

the same persons who executed the foregoing Deed of
Absolute Sale and exhibited to me their respective
Government issued I.D as competent evidence of identity
bearing their pictures and genuine signatures in accordance
with the 2004 Rules on Notarial Practice and acknowledge
that the same are their own free and voluntary act.

This instrument consisting of four (4) pages including


this page upon which acknowledgement is written and had
been signed by the parties and their instrumental witnesses
on each and every page thereof and refers to the Deed of
Absolute Sale.
