GENERALITIES
General aspects that must be observed before starting rehabilitation work on buildings declared
monuments and through which the equipment and material requirements necessary for the on-site
execution of each of the intervention works are derived, focusing mainly on rescue and conservation.
of all original elements and spaces that still remain, as well as the reintegration, as far as possible, of
what has been lost due to previous interventions and that can be returned to the property, during
these works.
I .- GENERAL CLEANING
Initially, all work related to the general cleaning of the property will be carried out, removing
debris and garbage stored inside the property and its roofs, in order to clear the work areas and
have space for stowage of material. of construction, tools and necessary equipment, as well as
the stowage of reusable material from the property itself in the rehabilitation work
All the supporting elements of the property, walls, columns, arches, beams, joists,
mezzanines, etc., will be reviewed, detecting the areas and elements that require shoring, prior
to their consolidation or restructuring, as the case may be, later. Each of the elements, such as
doors, windows, railings, balconies, measurements and water discharge facilities that are loose
or detached, will be reviewed in order to proceed with their release and stowage or
consolidation in situ if they are original elements and not can withdraw.
The scientific basis of this activity is the controlled removal of construction and finishing
material, which allows us to have an idea of the construction and aesthetic history (partial or
general) of the property under intervention.
Stops should not be carried out if you are not under the direct supervision of a responsible
technician.
The person who materially creates the cove must be a specialized person, who during the
execution process must select what is discovered and that has no common relationship with
the specific general materials of the cove.
A daily photographic record must be made, showing the different intervention strata, and
graphic data will also be made together with a construction log where the activities per day
will be recorded.
Surveys will be carried out in the various premises of the property, as required by the project,
in order to determine the original floor levels and their possible recovery, the thickness of the
flattened floors and determine their overlap, detect door and window openings. boarded up or
other elements and their recovery, layers

of painting in the different premises to standardize the painting project based on the original
according to vestiges and detect damage or state of consistency or degradation of roof
elements, such as beams, joists, vaults and other elements; situation that gives us a real vision
of the state of the property, as well as the intervention requirements necessary for its
consolidation and/or recovery.
Likewise, the state of the property's facilities, drainage, registers, downspouts, sanitary
furniture discharges, electrical installation, piped wiring, switches, contacts and rainwater
downspouts will be reviewed, making a record of each of the concepts described in plans;
and that will regulate the issuance of intervention specifications for each case and the
materials they want for its execution.
Once the review of the property and the architectural elements that comprise it is completed,
each of the significant and original elements that are in good condition will be protected,
with the aim of intervention and their permanence is guaranteed without alternation of the
themselves

OBSERVATIONS It contemplates this activity, the set of activities to be carried out inside
and outside the property, in order to remove both plant elements and
waste materials. The execution procedures, materials and tools to be used will be established in each
case. Supervision will define the stowage areas for the material resulting from the cleaning. Care will
be taken not to damage construction elements, installations, finishes, and decoration during the
process. The loading and unloading of materials will be carried out as close to the storage area,
taking care not to obstruct passage or work areas.

The OBSERVATIONS fillings will be removed by using a spoon and not with a pick and shovel.
The excavation will have a horizontal section, as marked on the plans, and of
a dimension that allows the entry of an operator. Each strata process will be photographed and drawn
to scale.
The development of each activity will be rigorously advised and directed by archaeologists and in
accordance with the provisions on the matter.
The coves in floors will aim to determine original levels and materials, both indoors and outdoors.
They must be executed following an archaeological project that determines the strategic points that
are related to architectural elements. These coves will be made in the surrounding areas, with a
mason's tool. Each of the steps will be supervised and directed by an archaeologist and each of the
PROCEDURE stages will be photographed and drawn, in order to record both objects and

OBSERVATIONS The release of facilities in general will first obey those that are out of
service and that do not have any function as such. Secondly, those that
are superimposed on relevant architectural elements or are hanging from
facades, hallways and other elements that give a bad appearance to the
property and that have been integrated into it without order or quality of
work.
This release will have to be supported by a definitive project to
accommodate them and guarantee the good service and functioning of

In the places indicated in the deterioration plans, and after verifying that
there are no traces of pictography or significant finishes and that they do
not really present the solidity and that subsequently cause problems to the
integrity of the property, the systematic detachment of the elements will
be carried out. flattened, loose, damaged, cracked or interpolarized and

treat, once the scaffolding has been placed without causing damage to the
surrounding elements and due protection of personnel. The flattened
sections will be demolished in strips two meters high and the length of

OBSERVATIONS The effective functioning of the gargoyle will be reviewed and if there is
humidity, the source or cause of it will be studied to define a system
and procedure for its abatement or elimination.
All loose or aggregate material that obstructs the duct or the outlet of
the gargoyle will be removed.
This activity will be a function of the treatment of roofs, that is, the
consolidation of slats, the recovery of the slopes of the parapets and
the state of the gargoyle itself.
PROCEDURE
The surfaces of the gargoyles will be carefully cleaned,
recesses and ducts with root brushes, water and neutral soap, trying
to eliminate all types of silt.
If necessary, the gargoyles will be consolidated both in their material
and in their recess. To conclude, the parts will be sealed with neutral
soap and alum (surfaces that will be in contact with water during
operation).

The volume proportion to dose the mortar will be as follows:
Hydrated lime-sand mortar 1:2
Latex hard adhesive1 liter
PROCEDURE
The mortar will be placed on the wall to be covered, thrown with a mason's spoon, until it
reaches the required thickness, matching it with the wooden plane only.
The finish will be fine with the mortar in the same proportions. Only sifted sand will be used
following the conformation of the wall to be covered.
No teachers or rules will be used.
