 50% of the contract value as advance payment.
 45% of the contract value against L/R.
 05 % of the contract value after handing over the site.

TERMS AND CONDITIONS

 In case of the offer is for more than one elevator, each elevator shall
be treated as an individual contract.

 We shall have the lien on the elevator until full payment is made to
us and we shall be entitled to recover our dues in the manner found
appropriate in our opinion.

 If there is any delay in handing over the completed site in all respects
for erection within one year from the date of the contract, you will be
liable to pay us an extra 12% increment of the actual contract price.

 If there is no permanent power supply received from authorities by

you and erection work.

The material will be delivered to the site within three weeks from the date of receipt
of the final layout drawing duly approved by you. If in any case, the handing over of
the site duly complying with the requirements as specified in the annexure is
delayed from your side for any reason, whatsoever, the work of installation and
handing over shall also be suitably, deferred from the date of handing over the site,
complete in all respect. Accordingly, necessary extension to the completion period
shall be granted, without any preconditions. We do not accept any responsibility,
whatsoever, for any delay, in the delivery and installation of the lift in the event of
the customer.
 Not strictly complaining about the terms of payment
 Not completing, in time, the preparatory works enumerated in the annexure
hereto.
 Not furnishing, in time the necessary technical details / finally approved
layout drawing, without prejudice to our claims under this contract.

The above-mentioned delivery and erection period are given in good faith based on
prevailing working conditions and are subject to extensions to cover any delays
resulting, directly, or indirectly from any force major conditions such as acts of
government, strikes, lockouts, fire, accidents, thefts, floods, riots,
Civil commotion, war, energy crisis acts of God or any other force major conditions,
etc., and thereby you shall not be entitled to claim any damages for any loss
incurred, directly or indirectly, due to such delays. All materials supplied by us shall
remain our property until payment is received in full or until the lift is handed over.
We reserve the right to remove any equipment supplied by us at your cost in case of
default of any payments by you, irrespective of the manner of attachment to the real
sale, mortgage, or lease of premises.

ERECTION:

The erection of the lift will take 6 weeks for each lift after the lift well-constructed
by you is ready in all respects with scaffolding etc., as detailed in the annexure with
the necessary power supply to enable our staff to work without any hindrance.

To minimize inconvenience to both parties, the client shall agree to take over the lift
as soon as the installation is completed. Our erection supervisor will test and adjust
the lift and will give you about a week’s prior notice to take over the lift. Please note
that our erectors have standing instructions not to allow customers’ usage of the lift
until they are officially taken over.

WARRANTY

12 months free maintenance will be given from the date of handing over the lift to
the customer as per company’s rules and the buyer agrees that no third party will be
allowed to interfere with the installation or its parts, in any manner, whatsoever,
during the staid period.

We guarantee our materials and workmanship for a period of one year except for
electrical accessories of cabin-like fan, tube, switch, etc., after the lift is put in
operation but any damages to our materials during the storage period at your site is
not governed by the guarantee clause. Any defects/faults arising out of our materials
and workmanship during normal operations and proper use will be rectified/made
good or the complete replacement of the damaged part(s) will be done free of cost.
Repair/replacement of component(s) will be done as per our option.

SURPLUS MATERIALS

All surplus materials, consumable goods, packing cases, tools, wiring materials,
etc., used during the execution of the contract are our sole property and will be
removed by us at our discretion as and when necessary/completion of work.

FREE SERVICE
Free service, once in every quarter, for the first 12 months will be carried out after
the lift has been handled over or offered for inspection. The date of free service will
remain unchanged irrespective of any delay in building completion, availability of
permanent power supply, inspection, taking over, or commencing the use of the lift.

ARBITRATION
In the event of any difference(s) or dispute(s) in connection with this contract
agreement over the rights or obligations of the parties hereto, the disputes shall
be settled by arbitration in Hyderabad, and courts in Hyderabad City shall have
exclusive jurisdiction.

In the event of cancellation of the contract, we shall be charging you as follows.
 20% of the contract value, if the order is cancelled with in 30days from the
date of signing the contract.
 50% of the contract value after 30 days and commencement of work.

INTEREST
The rate of 24% per annum will be payable to us on all amounts remaining
unpaid after 15 days from the date of completion of work.
CONCLUSION OF CONTRACT
This draft contract or offer is valid up to 90 days from the date of the offer for
acceptance by the customer. The contract, however, shall be deemed concluded
and have come into force only on confirmation by the authorized signatory of the
company after the assignment of lift work.

The tender excludes, the following items and it shall be responsibility of the
customers to provide these to meet our requirements.

1. The lift well should be reasonable plumb and completed in all aspects.
2. The lift pit should be waterproof with necessary concreting done and its
depth should be as per our drawing.
3. Suitable weatherproof storage room with locking arrangement, preferable at
the ground floor level near lift well for safe custody of our materials.
4. To do all cuttings of walls, floors, or partition together with any
repairs made necessary thereby.
5. You must complete your necessary work and running of mains and
obtaining power so as not to cause any delay in the completion of our
work.
6. Scaffolding in the lift well as per our drawing.
7. Carrying out all minor builder works as per requirements of our site
engineer/ erector inclusive of grouting, making pockets for landing
boxes, etc.,
8. You should provide a 3-phase and single-phase power supply with suitable
earthling and lighting arrangements with suitable switches & starters as per
requirements in the machine room. All conductors should be copper four
cores – armored cable (for 3 phase power supply).
9. Lift shaft should be 3 – a pin plug point and bulb at every second landing.
