All Payments must be drawn in favor of “Lorven Homes Pvt Ltd” in the form of Cheque
/Drafts. This offer accepted by we shall constitute the contract betweTEen us to make this
offer a legal and valid contract binding on both parties.
TERMS OF PAYMENT:

• 50% of the contract value with the order.

• 40% of the contract value along with applicable taxes and receipt advice from us
that the materials are ready for dispatch.
• 10% plus or minus any adjustments required immediately on completion of
erection or in any case within six months of delivery of materials erection is
delayed due reasons beyond our control.
• We reserve right to discontinue the work at any time until payment is made as
agreed and we have assurance satisfactory to us that the subsequent payments will
be made as they fall due.

TAXES: SALES TAX:

The contract price exclusive of all taxes central/state, local sales are purchased tax
or any other imposts whatsoever if levied on raw materials components, all other goods
entering into the execution of this works contract or on the complete installation as a whole
shall we charged extras ruling rate and shall be payable by you on demand at any time in
addition to the contract price.

TERMS AND CONDITIONS

CANCELATION OF CONTRACT:
In the event cancellation of contract, we shall be charging you as follows:

a) 10% of the contract value if the order is cancelled before the general arrangements
drawing is prepared.
b) 25% of the contract value if the order is cancelled within a month after the
general arrangement drawing is approved.
c) 40% of the contract value if the order is cancelled after 4 months of the approval
of the general arrangement drawing.
d) 90% of the contract value if the order is cancelled after materials has been delivered
at your life.

TERMINATION:

a) In case the supply of the lift materials is not completed within 75 days from the
date of conclusion of the contract due to de fault or delay in compliance of any
terms of the contract by customer, company shall be at liberty any time
thereafter to offer a revised time schedule for execution of the contract at
revised price and payment terms.
b) In case customer does not accept the revised offer made in accordance with
clause (a) within 4 weeks of such revised offer company shall be at liberty to
treat the contract as cancelled by customer and proceed in accordance with
above cancellation of contract.

TITLE OF PROPERTY:
Any materials supplied by us shall remind our property until payment is received in full
and the lift handed over, we reserved the right to remove any equipment supplied by us at
your cost in case of default of any payment by you, irrespective of the manner of
attachment to the reality, sale mortgage or lease of the premises.
VALIDITY:
Unless otherwise specified, our quotation is effective for (30) days from the date of offer
and there after it is subject to change or withdrawal without notice at our sole discretion.

WORKS TO BE PROVIDED BY OWNER/BUILDER

The tender excludes, the following items and it shall be responsibility of the customers to
provide these to meet our requirements.

1. The lift well should be reasonable plumb and completed in all aspects.
2. The lift pit should be water proof with necessary concreting done and its depth
should be as per our drawing.
3. Suitable weather proof storage room with locking arrangement, preferable at the
ground floor level near lift well for safe custody of our materials.
4. To do all cuttings of walls, floors or partition together with any repairs
made necessary thereby.
5. You have to complete your necessary work and running of mains and obtaining
power so as not to cause any delay in the completion of our work.
6. Scaffolding in the lift well as per our drawing.
7. Carrying out all minor builder works as per requirements of our site
engineer/ erector inclusive of grouting , making pockets for landing boxes
etc.,
8. You should provide 3 phase and single phase power supply with suitable earthling
and lighting arrangements with suitable switches & starters as per requirements in
the machine room. All conductors should be copper four cores – armoured cable (for
3 phase power supply).
9. Lift shaft should be 3 – pin plug point and bulb at every second landing.

GENERAL ARRANGEMENT DRAWINGS

The General Arrangement Drawing will be sent to the Customer in triplicate in

approximately 2 weeks from the date of receipt of complete site details along with order. The
purpose of this drawing is to clearly indicate the pertinent dimensional details of the Lift
Shaft, pit, machine room, car and landing openings etc., to the Customer.
In case any modification in our General Arrangement Drawing is required by the Customer, it
is advisable to suspend the construction activities till the revised General Arrangement
Drawing is resubmitted by us and approved by the Customer.

Please note that he above set of drawings will give complete information for the civil
constructions by the Customer.

In addition to the above, we shall provide the following:

> Necessary drawings for steel work

> Necessary drawing tool for door frames

> Necessary help while casting the machine room floors lab.

> Necessary labour for erection and commissioning of the Lift.
