PROJECT OVERVIEW

Construction of a 9 storied (G+8) residential building with proper amenities


PROBLEM was required by the Landowner of Plot# 002, Sector# 06 of Jolshiri Abashon
OR ISSUE Project (1st Party) on a 50-50 share of the final property between 1st party and
the DEVELOPER of the project (2nd Party).

As the Developer, the purpose is to construct the 9 storied (G+8) building with
PURPOSE OF
proper amenities, architectural & aesthetic ambience, landscaping as per the
PROJECT requirement and guideline of Jolshiri Abashon Authority (JAA).

The 1st party owns the plot and requires the construction of the building. The
2nd party, after having the POWER OF ATTORNEY bestowed by the 1st party, will
BUSINESS complete the project with their technical, financial, and managerial
CASE capacity. After the successful completion of the project, the ownership of the
total property will be shared on a 50-50 basis between the 1st and 2nd parties
as per the Deed of Agreement (DOA).

GOALS / For the quality, standard, timeline as per the guideline of the Jolshiri Abashon
METRICS Authority will be followed. The assessment metric will be stated in the DOA.

1. Full construction of the building as per the Jolshiri Abashon Authority’s


EXPECTED (JAA) guideline and DOA. And
DELIVERABLES 2. 50-50 ownership share between the 1st and 2nd party after completion
of the project.
PROJECT SCOPE

1. Soil test
2. Detailed engineering & architectural design & drawing
3. Taking approvals from authorities,
WITHIN 4. Erection of the building,
SCOPE 5. Installing utilities and amenities,
6. Installing fitting and fixtures,
7. Painting
All the detailing will be done as per the approved design and agreement.

Sope of 2nd party will not cover the following-


OUTSIDE OF 1. Change of material- extra cost of purchasing and installation, post
SCOPE installation services, guarantee, warranty.
2. Change of approved drawing, timeline, and conditions of agreement.
