Rental Agreement

This rental agreement is made on 06 September 2023 by and between:

Mrs. Pallavi Chaturvedi,

Aged about 36 years,

W/o. Mr. Deepak Chaturvedi,

Brahmpuri,

Ajmer,

Rajasthan - 305001
Hereinafter called as the “LESSOR” (which expression shall mean and include wherever the context so requires
admits his heirs, executors, representatives and assigns) of the ONE PART

AND:

Names of all the tenants with Aadhar card no. and permanent address (up to maximum of 3 people)

Hereinafter called as the “LESSEE” (which expression shall mean and include wherever the context so requires
admits his heirs, executors, representatives and assigns) of the OTHER PART

WITNESSES AS FOLLOWS:

Whereas the Lessor is the absolute owner of S1, B210 Sundaram, Bank Officers Colony, Ramnagariya Road,
Jagatpura, Jaipur – 302025. Which is more fully described in the schedule written under and hereinafter
referred to as the “Schedule Property”.

Whereas the Lessor has agreed to grant the lease of the said premises to the Lessee under following terms and
conditions.

1. DURATION: The duration of lease shall be for the period of eleven months only, commencing from
06 September 2023 and is subject to renewal thereafter under mutually agreed terms and conditions
by the Lessor and the Lessee with an enhancement of 10% in the monthly rent for every 11 months.

2. ADVANCE RENT: Monthly rent payable by the lessee to the lessor for the scheduled property shall be
Rs. 15,000/- (Rupees Fifteen thousand only) per month which excludes building maintenance charges of
common area at Rs. 500/- (Rupees Five hundred only). Above rent amount excluding maintenance
charges shall be paid in advance, every month within the 5th day of the start of the month.
3. ELECTRICITY CHARGES: The lessee shall pay electricity charges separately to the concerned department
regularly as per the bill without fail.
4. WATER CHARGES: The lessee shall duly pay his share of sump tank motor electricity bill and water
tanker charges separately to the apartment associate department regularly as per the bill without fail.
5. INTERNAL MAINTENANCE: The lessee shall maintain the property in good order and condition. And
shall not cause any damage or disfigurement to the Schedule Property. Therein always accepting fair
wear and tear.
6. LIABLE FOR DAMAGES: It is agreed that any damages caused by the lessee in the Schedule Property
shall be made good by the lessee promptly.
7. USER: The Schedule Property shall be used by lessee only for residential purpose and shall not use for
any unlawful or business purpose. The lessee will not store hazardous and inflammable articles like
explosives and petroleum products. Lessor shall not be responsible for any accidents or mishaps due to
inappropriate use of the scheduled premises.
8. DISCIPLINE: The lessee shall maintain discipline and practice ethical conduct during the stay at the said
premises. In the event of breach of this understanding, lessee liable to undergo severe disciplinary
action as advocated by Indian Penal Code
9. POLICE VERIFICATION: The lessee shall submit self-attested proof of permanent address needed for the
purpose of police verification. In case of defaulting on the police verification due to
incorrect/incomplete documents, this agreement shall stand null and void and lessee shall be liable to
vacate the premises, forfeiting any payments made to the lessor against this agreement
10. ADDITIONS AND ALTERATIONS: The lessee shall not make any additions or alterations in the premises
without written consent of the lessor.
11. SUB LEASE: The lessee shall not be entitled or permitted to assign, underlet or sublet the Schedule
Premises or any part thereof or part with possession of the demised property or any part thereof to
anybody whatsoever.

12. DEPOSIT: The lessee shall pay a total sum of Rs. 15,000/-, (Rupees Fifteen thousand only) as security
deposit to the lessor on or before occupying the said premises. The same amount shall be refundable
by the lessor to the lessee without any interest at the time of vacating the Scheduled Property after a
period not less than 11 month.

13. TERMINATION OF LEASE: Giving one month notice in writing may terminate this agreement by either
party.
14. INSPECTION: The lessor or their representatives shall do surprise inspection of the Schedule Property at
all reasonable hours without prior intimation.

15. PAINTING CHARGES: The lessee has to pay one month rent towards painting charges or the same
amount will be deducted from the security deposit at the time of vacating the Schedule Property.

Notwithstanding what is stated above, the agreement shall be liable to be revoked by the lessor if the
lessee is in default towards payment of the rent and/or other charges, three months after the same have
fallen due or if the lessee commits breach of any terms and conditions of this agreement.

SCHEDULE PROPERTY

The residential premise is situated at S1, B210 Sundaram, Bank Officers Colony, Ramnagariya Road, Jagatpura,
Jaipur – 302025 consisting of 3 bedrooms, hall, modular kitchen, attached bathroom and toilet along with every
room with water and electricity facilities.

1. Ceiling fans – 5 no.s


2. Tube lights – 5 no.s
3. Washbasin – 4 no.s
4. 1 western commode with cistern in every bathroom
5. Walling mixing set in every bathroom
6. 1 RO system for drinking water
7. Geyser installed in every bathroom
8. Split 1.5 ton ac in all room (3ac)
9. 1 Refrigerator
10. 1 fully automatic Bosch washing machine
11. 1 CCTV system with inverter backup, 4G dongle, 2 camera (parking, entrance)
12. 2 Beds without mattresses
13. 2 Nilkamal Plastic Tables and 2 Plastic chairs
14. 1 Electric chimney

IN WITNESS WHEREOF the parties have executed this rental agreement in the presence of the following
witnesses on the day, month and year as first above mentioned.
