FACTORY SHED RENTAL AGREEMENT

This Rental Agreement of shed is made and executed on this 8th day of December
2023 at Bangalore by and between:

Mr. BYRAPPA aged 46years, S/o Venkateshappa Residing at No.27, Byraveshwara


Nilaya, 3rd Cross, MAX TECHNO SCHOOL, Herohalli, Viswaneedam, Bnagalore-
560091. Hereinafter called the Shed “OWNER” (which expression shall wherever the
context so requires shall mean and includes his heirs, legal representatives, executors,
successors and administrators and assigns etc) of the ONE PART;

RAI V aged about 33 years S/o Vijaya Rai D, Resident of #255, Sanangal house,
Madavu Post, Puttur Taluk, Keyyur, Dakshina Kannada, Madav, Karnataka-574210
(2) MALLIKARJUN MAGADUM aged about 35 years S/o Lagamappa Magadum,
Resident of At Post Badakundri, Hukkeri Taluk, Belgaum District, Karnataka PIN
591221 and (3) Mr. LAKSHMIKANTH JAIN SIDDARTH KUMAR, aged about
36 years, S/o Lakshmi Kanth Jain U. Residing at No. 1, Puliyar Koil street, Ashok
Nagar, Bangalore North Museum Road, Bangalore 560025

Hereinafter called as the “TENANT” of the Other Part, which term shall mean and
include their legal representatives, administrators, executors, and assigns etc., of the
OTHER PART.

And whereas the Lessor is desirous to let out R.C.C. roofed, FIRST FLOOR, premises
and for Business activity in the name of “ ELEMENT79 INSTRUMENTS Pvt Ltd”
to the Lessee which is more fully described hereunder and hereinafter referred, Hence
this agreement of rent between the parties today with the following terms and
conditions.

WITNESSES AS FOLLOWS :-

1) The Lessee has paid an advance amount of Rs. 2,00,000/- (Rupees Two Lakh
only) to the Lessor as Security Deposit, the Lessee paid by way of cash and
that security deposit shall not bear any interest. This amount will be returned
while vacating the said premises
2) Whereas the Lessee/tenant shall pay monthly rent with of Rs.20,000/- (Rupees
Twenty Thousand Only) AND THE LESSEE has agreed to pay the rent on or
before 10th of every calendar month.
3) Whereas the duration of the Agreement is for 11 (Eleven) months commencing
from 5th day of December 2023 and it may be renewed for further period on
mutual contest of both the parties.
4) Whereas the Lessee has agreed to pay an enhanced the rate of 5% per annum
on the existing rent soon after the One year from this date.
5) Whereas the Lessee shall pay the monthly 30 HP electricity charges to
concerned authority as per bills without fail.

6) Whereas the Lessee shall keep the Shed Premises in good and tenantable
condition without causing any damage to Shed and if any damages at the time
of vacating the premises, the reasonable cost will be deducted from the security
deposit. Whereas the Lessee shall not do any illegal business or activities inside
the shed premises.
7) Whereas the Lessor shall bear and pay necessary taxes in respect of the
schedule property.
8) Whereas the Lessee shall keep the shed premises in good and tenantable
conditions without causing any damage to shed. Whereas the Lessee shall not
do any illegal business or activities inside the shed premises.

9) Whereas the Lessee shall not sub-let under-let or part of the shed premises to
any other third person/s without the consent of the Lessor. Whereas the Lessee
wants to vacate the shed premises within/after the tenancy period, he will be
inform three (3) months prior notice to the Lessor. The Lessor shall also infrom
the same by his end

SCHEDULE

All piece and parcel of the shed premises situate at No.84/B, First Floor, Part-B,
Veerabhadreshwara Industrial Area, Near Max School Opp Road, Herohalli,
Viswaneedam Post, Bangalore-560091 consisting of said premises RCC roofed,
First Floor, North facing Door, One Rolling shutter, measuring 1150 sq. ft. with 20
HP electricity power facility.

In witnesses whereof the lessor and lessee have affixed their respective signature to
this Rental Agreement on the day, month and year first above mentioned
